A strong communicator with at least 2 years in commercial property is essential, plus a full UK driving licence. You will negotiate contracts, supervise budgets, and build client relationships while coordinating with administrators and surveyors.

Qualifications

• Minimum 2 years' experience in commercial property or block management.
• Excellent written and verbal communication abilities.
• Full UK driving licence is required.

Responsibilities

• Manage all aspects of a commercial property portfolio for clients.
• Design business plans for properties to meet client needs.
• Conduct rent reviews and lease assignments where applicable.
• Inspect and arrange maintenance to meet regulations.
• Maintain relationships with tenants and clients.
• Oversee rent/service charge collection and reporting to clients.
• Negotiate service contracts with contractors.
• Collaborate with property administrator to keep records accurate.
• Develop and manage service charge budgets.
• Carry out regular property inspections and tenant liaison.
• Source and build relationships with prospective clients to expand business.

Commercial Property Manager – Blackheath SE3

A fantastic opportunity for an Experienced Commercial Property Manager has just come available. Our client based in Blackheath, SE3The successful candidate will form part of a team managing a portfolio for several key clients.

Responsibilities include but will not be limited to:

• Managing all aspects of a commercial portfolio of properties
• Designing business plans for assigned properties that suit client needs and aspirations
• Conducting rent reviews
• Carrying out Lease assignments,
• Inspect and arrange maintenance to meet current and expected regulation.
• Maintain a positive, productive and professional relationship with tenants & clients.
• Oversee rent and service charge demand and collection.
• Report to clients on tenant performance.
• Negotiate service contracts with contractors in a professional manner
• Work with property administrator to ensure property records are accurate and up to date.
• Develop and manage service charge budgets.
• Regular property inspections and tenant liaison.
• Source and build relationships with prospective clients to expand business opportunities in all departments.
• Manage small and medium refurbishment projects.
• Liaising with building surveyor on dilapidation and repair notices.

The Successful Applicant will need to possess the following skills:

• The perfect candidate for this position will have at least 2years property experience within a commercial property or block managemnt environment
• Professionally presented at all times.
• Excellent communication skills face to face as well as over the phone and in writing.
• Full, Clean UK Driving Licence is required
• Strong organisational skills

The hours will be:

Monday to Friday 9am – 5.30pm

Salary range will be:

between £40,000pa to £45,000pa
