Thorn Baker Construction is seeking an experienced Commercial Manager to lead the commercial activities for new build housing projects in the West Midlands. You will manage budgets, procurement, and reporting to ensure profitability and risk controls across multiple projects.

You will coordinate with contractors, suppliers, consultants, and clients, lead tendering and contract negotiations, and drive improvements in commercial processes while ensuring compliance with industry standards.

Qualifications

• Experience in commercial management within construction, especially new build housing.
• Proven ability to manage project budgets and meet financial targets.
• Experience managing commercial reports to senior management.
• Experience leading a team of quantity surveyors.

Responsibilities

• Oversee all commercial aspects of new build housing projects from inception to completion.
• Prepare and present commercial reports detailing performance, risks, opportunities.
• Build relationships with contractors, suppliers, consultants, and clients for value for money.
• Lead tendering, evaluate bids, negotiate terms for favorable contracts.

A growing medium-sized housing developer seeks an experienced Commercial Manager to join their West Midlands office. The successful candidate will lead commercial activities within new build housing projects, ensuring financial performance and risk management align with company objectives.

Job Duties

• Manage all commercial aspects of new build housing projects from inception through to completion, including cost planning, procurement, contract administration, and financial reporting.
• Prepare and present accurate and timely commercial reports to senior management, highlighting project performance, risks, and opportunities.
• Develop and maintain strong relationships with contractors, suppliers, consultants, and clients to ensure value for money and timely delivery.
• Lead tendering processes, evaluating bids and negotiating terms to secure favourable contracts.
• Monitor project budgets, forecast costs, and implement corrective actions where necessary to maintain profitability.
• Ensure compliance with relevant legislation, company policies, and industry best practise throughout the commercial lifecycle.
• Collaborate with project teams to support commercial decision-making and resolve contractual issues efficiently.
• Drive continuous improvement in commercial processes and systems to enhance operational efficiency.

Required Qualifications

• Full, valid driving licence.

Experience

• Proven experience in commercial management within the construction industry, specifically in new build housing projects.
• Demonstrable track record of managing project budgets and delivering financial targets.
• Managing Bugett, CVR's, procurement and ensuring team are following the correct line of procedures.
• Managing a team of Quantity Surveyors.

Knowledge and Skills

• Strong commercial awareness and understanding of the new build housing sector.
• Excellent communication and negotiation skills.
• Proficient in financial reporting, cost control, and risk management.
• Ability to work collaboratively with multidisciplinary teams and external stakeholders.
• Competent in using commercial and project management software.

Preferred Qualifications

• Membership of a recognised professional body in construction or commercial management.
• Additional qualifications in contract law or procurement.

Working Conditions

• Based primarily at the West Midlands office with occasional site visits within the region.
• Standard full-time working hours, working from home up to 2 days per week.
• Use of company car or car allowance provided to support travel requirements.
