Overview of project/role
The Commercial Asset Manager will identify commercial opportunities within a defined group of assets within the retail sector of the Asset Management Directorate (e.g. LU JNP, Surface Buses, etc.) with the aim of generating the maximum amount of income from the organisation’s asset base.
This role will take responsibility for identifying and pursuing ideas for commercial opportunities, including development of asset plans across asset grouping, development of business cases for commercial opportunities and working closely with delivery sponsorship teams in the operating businesses to ensure commercial initiatives are delivered.
The Commercial Asset Manager will build excellent relationships with stakeholders within their respective area.
Key Accountabilities
1. Contribute to the development of a set of strategy and asset plans for the retail sector to determine the most appropriate mix of commercial opportunities.
2. Lead the development of business cases for commercial opportunities and coordinate investment appraisals for specific commercial opportunities, identifying relevant risks and constraints, including operational and political sensitivities.
3. Draw on strong relationships with individual asset owners across the TFL/Places For London businesses and work with these individual asset or asset cluster owners to gain buy-in for commercial opportunities.
4. Work closely with commercial sponsors in the operating businesses, individual asset or asset cluster owners to identify the most effective delivery methods and expedite the delivery process.
5. Support forecast and reviews of the future income portfolio for the retail sector assets in collaboration with other Places For London functions and departments.
6. Carry out asset performance benchmarking, to determine opportunities to maximise revenue within the TfL asset portfolio.
7. Ensure all asset opportunities are developed in accordance with Asset Management Directorate, TfL corporate objectives, Mayoral policies and other legal/statutory requirements.
Key Interfaces
Establish and develop relationships in a variety of capacities with the following:
• Senior managers in the operating businesses: Critical to ensure that new opportunities are aligned with ongoing operational and safety requirements.
• Ensure all plans align to wider Places for London strategy. Can we say Asset Management Directorate?
• Places for London Finance: Around business plans, investments, transactions and general budget planning.
• External stakeholders from GLA, Mayors Office, Local Authorities, national government, local communities, retail groups, property and finance and consultants as well as community groups to developing relationships, securing political approval and joining up opportunities in TfL and LU.
Skills, Knowledge & Experience
Skills
• Demonstrable property asset/portfolio management experience with a strong market profile, ideally gained within a leading property company, developer, advisory group or real estate fund. (Essential)
• Knowledge of the key commercial dynamics of the property industry, including trends and standards. (Essential)
• Entrepreneurial mindset with strong commercial acumen, vision and creativity enabling you to identify new opportunities and present innovative and robust financial business cases. (Essential)
• Experience of delivering strategies, revenue targets, budgets and projects. (Essential)
• Enterprise and commercial acumen: Ability to develop new ideas and put in place a tailored plan to see these ideas through to delivery. (Essential)
• Project management: Ability to manage a number of medium-sized and smaller commercial development projects from inception to implementation, ensuring that the desired outcomes are delivered. (Essential)
• Stakeholder engagement, networking skills and advocacy: Ability to act in a politically adept and commercially astute manner, to work effectively with internal and external stakeholders, to ensure buy-in and senior stakeholder acceptance, to resolve business conflicts as they occur and to persuasively influence complex and sensitive transactions. Knowledge
• A Level education or equivalent. (Essential)
• MRICS (Member of the Royal Institution of Chartered Surveyors) (Desirable)
• Knowledge of the key commercial dynamics of the high street or commercial retail sector preferred. (Essential)
• Degree level qualification preferably in a business related discipline, ideally supplemented by a business management qualification(s) or equivalent relevant business experience. (Essential)
• RICS (Member or accreditation with Royal Institution of Chartered Surveyors). (Essential)
Experience
• Previous experience gained within either a client-side role and/or a consultancy role.
• 5 years minimum experience preferred of retail, property transactions, asset management, leasing or valuation, preferably in the Greater London market. (Essential)
• Experience of overcoming constraints and organisational complexity in order to deliver results. (Essential)
• Experience of driving excellence and performance improvement in a challenging, multi-disciplinary environment. (Essential)
• Experience in project and programme delivery, including risk management and continuous focus on business direction. (Essential)
• Experience of building rapport, networking and influencing across a range of stakeholders as well as experience of reporting, presenting information and gaining formal approvals at senior management level. (Essential)
