Job Summary:
• This Building Surveyor role plays a pivotal part in maintaining and improving a large, diverse property portfolio, including historic and complex buildings.
• The postholder will be responsible for delivering responsive and planned maintenance programmes, undertaking condition and statutory compliance surveys, and acting as a subject matter expert for a specific area of building-related health and safety.
• The role involves managing capital and revenue works, ensuring statutory compliance, and supporting the effective implementation of the organisation’s Asset Management Plan.
Key Duties/Accountabilities (Sample):
• Undertake planned and reactive maintenance inspections and deliver corresponding works across a diverse property estate.
• Carry out building condition, accessibility, fire, and asbestos surveys in line with strategic objectives and compliance frameworks.
• Deliver the competent person function in a key area of statutory building compliance (e.g. fire safety, asbestos, accessibility).
• Respond to maintenance issues, including emergencies, through inspections, technical resolutions, and liaison with stakeholders.
• Manage building-related projects (up to £500k annually), including preparing specifications, evaluating tenders, and overseeing contractors.
• Ensure compliance with health and safety legislation, risk assessments, and management systems such as Zetasafe and logbooks.
• Contribute to the development and implementation of building-related H&S policies, management systems, and staff training.
• Collaborate with statutory bodies, internal departments, contractors, and clients to support safe and efficient property management.
• Procure and oversee external contractors for delivery of planned and responsive works, ensuring value for money and quality assurance.
• Monitor building assets post-project for performance, lifecycle planning, and compliance outcomes.
• Attend site emergencies (e.g. fire, flood, storm damage) to assess, coordinate and instruct immediate safety actions on behalf of the organisation.
Skills/Experience:
• Extensive experience in building maintenance, condition surveys, and compliance inspection.
• Proven experience delivering reactive and planned maintenance in a multi-site environment.
• Demonstrated ability to act as a competent person for a statutory compliance area (e.g. fire, asbestos, accessibility).
• Proficient in project management including cost control, procurement, and contractor oversight.
• Strong numerical skills and cost management knowledge to ensure value for money.
• Competence in using CAD and digital mapping systems.
• Excellent communication and stakeholder engagement skills, both written and verbal.
• Ability to prioritise workload, manage conflicting deadlines, and make autonomous decisions.
• Physical ability to work at height, in confined spaces, and on sites in varying weather conditions.
• Experience in commercial or income-generating environments.
• Familiarity with contract growth opportunities and strategic asset planning.
