JOB DESCRIPTION SUMMARY
The Building Surveyor (Building Remediation & Fire Safety) will support project delivery by utilizing extensive building knowledge to identify and mitigate fire-related safety risks, advise on fire safety regulations, and develop high technical standards and guidance to support the business. The role will assist the Director, Technical Fire Safety and Building Improvement in ensuring fire safety compliance and conducting technical due diligence on acquisitions and disposals, reviewing and reporting on fire safety concerns, and advising on remedial strategies, impacts, and residual risks.
This position is within the Capital Projects team, which manages strategic, multidisciplinary capital projects across Greystar’s purpose-built student accommodation (PBSA) and build-to-rent (BTR) portfolios in the UK.
KEY RESPONSIBILITIES
- Utilize detailed technical building knowledge to support project delivery in new developments, existing buildings, and remediation projects, including Fire Risk Appraisal of External Walls (FRAEW), Fire Risk Assessments, building defects, upgrading works, refurbishment projects, and structural issues, to mitigate fire-related risks.
- Advise on permissible fire safety regulations (historic and current) and ensure compliance with current frameworks such as Approved Document B, British Standards, Fire Safety Act, The Regulatory Reform (Fire Safety) Order, and Building Safety Act.
- Stay informed of evolving fire safety legislation, Building Safety Regulator requirements, and industry best practices through training, and translate these into clear guidance for the wider team, project teams, and clients.
- Coordinate with internal teams and external consultants (fire engineers, architects, structural engineers, M&E consultants) to integrate fire safety into broader design strategies and standards.
- Support the development and maintenance of high technical standards, policies, procedures, and guidance related to fire safety and building construction, ensuring quality assurance and compliance with regulations.
- Review contractual documents for compliance with construction and fire safety legislation, supporting project delivery and risk mitigation.
- Collaborate with the Director, Technical Fire Safety, and Investment teams on acquisitions and disposals to review fire safety concerns, and advise on remedial strategies and risks.
- Provide fire safety information to support wider business strategies, Building Safety Regulator requirements, and information requests.
- Identify and document potential claims related to defects for review and pursuit by relevant teams.
- Develop updates on compliance audits, gap analysis, and regulatory updates, and initiate projects to enhance standards compliance.
- Lead meetings and act as a technical liaison, providing fire safety and building construction expertise to internal teams, asset managers, and external consultants.
- Manage specific fire safety and building improvement projects, developing strategies for wider project implementation.
- Coordinate and monitor FRA actions to ensure compliance.
- Recommend asset improvements aligned with upcoming regulations and best practices, feeding into the portfolio’s 5-year asset plans.
- Maintain proper document control for project-specific information.
- Demonstrate proactive, detail-oriented, and problem-solving skills.
KNOWLEDGE & QUALIFICATIONS
- Degree in Building Surveying, Fire Engineering, or related field.
- RICS Chartered (or equivalent).
- Experience in building surveying, fire safety, or construction remediation within the development industry.
- Knowledge of UK building regulations and fire safety statutory requirements (historic and current).
