Job Summary:

To ensure that the base build electrical, mechanical engineering, and general services equipment are properly maintained and operate efficiently at all times, without loss of service or amenities to tenants.

Salary up to £70,000 dependent on experience.

Monday to Friday, 40 hours per week.

Main Responsibilities:
  • Prepare and implement planned and unplanned maintenance programs using the computerized database for relevant plant and equipment.
  • Control and monitor planned maintenance, ensuring efficiency, economy, and proper record-keeping.
  • Supervise all contract works and repairs, ensuring compliance with specifications and tenant interests.
  • Manage and monitor staff overtime, adhering to CWG guidelines.
  • Implement fire alarm system testing and record-keeping to meet statutory requirements.
  • Inspect plant, equipment, and building structures regularly, monitoring remedial works.
  • Liaise with the Building Manager and Fire Safety & Environment Manager to ensure health and safety compliance.
  • Control water treatment procedures and implement air quality testing regimes.
  • Report incidents with insurance implications and process related procedures.
  • Organize staff rosters and emergency cover outside normal hours.
  • Maintain cleanliness of service areas and plant rooms.
  • Assist in budget formulation and ensure effective implementation within budgets.
  • Manage building budgets and process purchase orders accordingly.
  • Maintain good relationships with tenants regarding services and fit-out requirements.
  • Coordinate new works or modifications, ensuring minimal disruption.
  • Record and analyze energy and fuel consumption data for savings opportunities.
  • Advise on technical functions of plant equipment and stay updated on technological developments.
  • Conduct regular meetings with maintenance personnel.
  • Maintain records, manuals, drawings, and contractual obligations.
  • Keep the Building Manager informed on maintenance matters and produce performance reports.
  • Coordinate recruitment and training of maintenance staff.
  • Ensure all equipment passes safety tests and is logged with proper calibration.
  • Perform other duties as requested by the Building Manager.
Health, Safety, and Welfare Responsibilities:

All staff must take reasonable care for health and safety, following company policies and procedures.

Environmental Responsibilities:

All staff must follow CWG environmental policies for waste minimization and energy management.

Quality Management Responsibilities:

All staff must comply with CWG's ISO 9001 quality standards and related procedures.

Relevant professional qualification is essential.

Experience with electrical, mechanical, and HVAC systems in large complexes is essential, with a flexible, innovative approach.

Good administrative skills, experience in designing and specifying systems, technical background, and computer literacy are required.

Leadership skills to manage staff and handle challenging situations are necessary.

An understanding of customer service in the context of Canary Wharf is important.
