Job summary

Nexus Careers Group Ltd in London is seeking a skilled Building Services Fabric Engineer with a painting and decorating bias to join a large commercial estate team.

You will perform planned, reactive and remedial fabric maintenance, including painting, carpentry, and basic plumbing, ensuring high standards across the site.

The role requires hands-on work and a solid background in building services; salary is £50,000–£51,500 with benefits and flexible working.

Qualifications

  • Hands-on experience in fabric maintenance and painting/decorating.
  • Ability to carry out carpentry repairs and joinery tasks.
  • Good understanding of building services and mechanical/electrical systems.
  • Experience in commercial estates or large properties preferred.

Responsibilities

  • Planned, reactive and corrective fabric maintenance across a large commercial estate.
  • Painting and decorating: prep, finishing and remedial works.
  • Carpentry and joinery repairs, including doors and hardware.
  • Repairs to flooring, ceilings and other internal finishes.
  • General building, roofing and fabric remedial works as required.
  • Basic plumbing and general maintenance tasks.
  • Respond to reactive maintenance requests and building faults.
  • Regular building, plant room and estate inspections.
  • Identify defects and recommend remedial action.

Building Services Fabric Engineer - Painting & Decorating Bias

Location: Mile End, London

Salary: £50,000-£51,500

Job Type: Permanent

Shift Pattern: 2 Days, 2 Nights, 4 Off

The Role

We are looking for an experienced Building Services Fabric Engineer to join a large and varied commercial estate, working as part of an established engineering and facilities management team.

This is a multi-skilled position with a strong fabric maintenance and painting/decorating bias, making it particularly suited to someone who has come from a skilled fabric, maintenance or building services background.

You will be responsible for carrying out planned, reactive and corrective maintenance across the estate, ensuring buildings and facilities are maintained to a high standard.

Alongside your fabric expertise, you will need a good working understanding of wider mechanical and electrical building services and be comfortable working alongside specialist engineering teams and contractors.

Key Responsibilities
  • Carry out planned, reactive and corrective fabric maintenance across a large commercial estate.
  • Complete painting and decorating works, including preparation, finishing and remedial works.
  • Undertake carpentry and joinery repairs, including doors and associated hardware.
  • Carry out repairs to flooring, ceiling, walls and other internal building finishes.
  • Completele general building, roofing and fabric remedial works where required
  • Undertake basic plumbing and general maintenance tasks.
  • Respond to reactive maintenance requests and building-related faults.
  • Carry out regular building, plant room and estate inspections.
  • Identifying defects and recommend appropriate remedial action.
About You

We are looking for someone who is genuinely hands-on and technically capable, with a strong background in fabric maintenance, painting/decorating or general building services.

You should be confident carrying out work yourself rather than solely managing contractors.

Experience within a commercial property, facilities management, large estate, hotel, healthcare, education, retail or similar environment would be advantageous.

You will also need a basic understanding of mechanical and electrical building services, including HVAC, pumps, heating systems, electrical distribution, lighting, fire systems and BMS.

Qualifications & Experience
  • City & Guilds Level 3/NVQ Level 3 or equivalent in Carpentry, Painting & Decorating or another relevant discipline.
  • Strong practical experience in commercial fabric maintenance.
  • Strong commercial painting and decorating experience.
  • Experience with carpentry, doors, flooring, ceilings and general building repairs.
