Job summary

CBW Staffing Solutions Limited is seeking an experienced Building Fabric Manager to oversee fabric maintenance for a major healthcare estate in Birmingham. You will lead day-to-day delivery, ensuring buildings are safe, compliant and well-maintained across the healthcare estate.

The role requires managing staff, contractors and subcontractors, overseeing planned and reactive maintenance, and supporting budgets, procurement and audits. A full UK driving license is required.

Qualifications

• Strong leadership and team-management experience in building fabric/estates.
• Experience in planning, coordinating and delivering FACILITIES management activities.
• Knowledge of statutory health and safety requirements and compliance.

Responsibilities

• Manage day-to-day delivery of building fabric maintenance across the healthcare estate.
• Oversee planned preventative and reactive maintenance activities.
• Manage directly employed staff, contractors and subcontractors.
• Ensure maintenance activities meet statutory and health & safety requirements.
• Monitor quality and performance of maintenance works.
• Support condition surveys, lifecycle works and improvement projects.
• Assist with budget control, procurement and contractor management.
• Maintain accurate maintenance records and auditable works.
• Carry out inspections, audits and health & safety checks.
• Respond to emergency/urgent maintenance; deputise for Head of Estates.

CBW Staffing Solutions are currently hiring for an experienced and motivated Building Fabric Manager for our facilities management client’s healthcare contract. The ideal candidate will have a strong background in building fabric, estates and facilities management, with the ability to lead maintenance delivery across a complex healthcare environment.

This is a site-based opportunity supporting a major healthcare estate in Birmingham, with responsibility for ensuring buildings and associated fabric services are maintained to a safe, compliant and high standard.

Package:

• Competitive salary up to £59,000 per annum (depending on experience)
• Core hours are Monday - Friday (37.5 hours per week)
• Participation in an ‘out of hours’ on call rota (to be confirmed)
• 25 days annual leave plus bank holidays

Requirements:

• Relevant City & Guilds qualification or equivalent.
• Proven experience within building fabric, estates, maintenance or facilities management.
• Strong understanding of building maintenance and statutory compliance.
• Experience managing staff, contractors and subcontractors.
• Good knowledge of health & safety requirements.
• Strong communication, organisational and leadership skills.
• Healthcare experience would be advantageous.
• Full UK driving licence required.
