Job summary

Randstad Construction & Property is seeking an experienced Block Manager or Property Manager for a varied residential portfolio in Rainham, Essex, with hybrid working options. You will deliver professional service, supported by a structured back-office team, to maintain compliance, manage maintenance, and nurture client relationships.

The role focuses on delivering proactive portfolio management, strong stakeholder communication, and efficient use of modern property software.

Qualifications

• Experience in Residential Property Management / Block Management with leasehold knowledge.
• Strong interpersonal and communication skills.
• Ability to prioritise workloads and work independently.
• Proficient literacy and numerical abilities; IT-savvy with modern property software.

Responsibilities

• Portfolio Management: Proactively manage your portfolio in line with RICS Codes of Practice and ARMA/TPI rules.
• Maintenance & Contractors: Appoint, tender, and monitor contractor performance
• Financial & Budgets: Prepare and manage service charge budgets in accordance with lease terms, coordinating closely with Directors.
• Inspections & Risk: Oversee regular property inspections, update reports on Riskbase, and implement necessary health and safety actions.
• Client & Leaseholder Relations: Respond to correspondence, deal with leaseholder enquiries, and attend regular resident AGMs/Directors' meetings.
• Insurance Management: Handle policy renewals, claims, and liaise directly with Loss Adjusters.
