Job summary

Kings Oak Capital in Harrow seeks a proactive Block Manager to oversee a mixed portfolio of residential blocks and commercial units. You will act as the primary liaison between landlords, leaseholders, tenants, brokers and contractors, and manage long-term rental agreements with councils and housing providers.

The role requires strong knowledge of leasehold law, service charges and compliance, plus excellent communication, negotiation and organisational skills.

Qualifications

• Minimum 3 years’ experience in block management (residential essential; commercial advantageous).
• Strong knowledge of leasehold law, service charges, and compliance.
• Experience liaising with local councils and housing brokers.
• Confident managing maintenance and contractors.
• IRPM qualification (or studying toward it) desirable.
• Excellent communication, negotiation, and organisational skills.
• Commercially minded, proactive, and growth-oriented.
• Able to work independently and manage your own portfolio effectively.
• Full UK driving licence and access to a vehicle.
• Ambitious, motivated, and seeking a long-term career path with real progression.

Responsibilities

• Manage a mixed portfolio of residential blocks and commercial units.
• Act as the main liaison between landlords, leaseholders, tenants, brokers, and contractors.
• Oversee long-term rental agreements with local councils and housing providers.
• Organise maintenance, repairs, refurbishments, compliance checks, and major works.
• Prepare and manage service charge budgets.
• Conduct regular site inspections to uphold property standards.
• Handle Section 20 notices and leasehold matters.
• Identify and win new block management opportunities.
• Support with onboarding new instructions and clients.
• Manage insurance, budgets, and cost efficiencies.
• Provide property performance insights to senior management.
