Job summary

TQR Consultancy Ltd's client, a well-established North London property management firm, seeks an experienced Block Manager to oversee resident communications, maintenance coordination, and compliance across a large portfolio.

With 5 years in block management and preferably formal qualifications in property management, you will handle insurance claims, lease variations, service charges, and liaise with external agencies and legal teams.

Qualifications

  • 5 years of experience in Block Management (including prior exposure to dealing with HRB's)

Responsibilities

  • Handle day-to-day occupant communications; most stock outsourced to external agencies.
  • Coordinate emergency and routine maintenance; dispatch contractors and issue purchase orders.
  • Manage end-to-end property insurance claims; liaise with policyholders and oversee reinstatement works.
  • Ensure all mandatory health, safety and building compliance certifications are updated and scheduled.
  • Process permissions for property modifications, subletting and lease variations; instruct legal counsel when needed.
  • Identify lease violations and coordinate with internal or external legal teams to resolve issues.
  • Review service charge arrears and major works programs with external management partners.
  • Process pre-sale enquiries, collect relevant fees and conduct site inspections prior to transfer.
  • Supervise recurring service providers under service level agreements.
  • Oversee statutory consultation workflows for major works and track project execution.
  • Assist with annual service charge budget drafting and inspection of invoices for corporate leasehold assets.
  • Oversee letting and administration of garage units, parking permits and licensed spaces.

Job description

Our client is a well-established property management firm boasting a decades-long history with its Headquarters based in North London and they provide property management services to a large portfolio of properties across the capital and spanning down to the South coast. The organization is steadily expanding its asset base through a mix of acquiring new properties, building developments and repurposing existing sites.

Key Responsibilities:
  • Handling day-to-day occupant communications, though direct inquiries are limited as the majority of the residential stock is outsourced to external agencies.
  • Coordinating emergency and routine maintenance, including carrying out physical site checks, dispatching contractors, generating purchase orders, and keeping occupants informed.
  • Managing end-to-end property insurance claims, liaising with policyholders, and overseeing reinstatement works.
  • Ensuring all mandatory health, safety, and building compliance certifications are updated and scheduled across internally managed units.
  • Processing permissions for property modifications, subletting, and lease variations, instructing legal counsel when complex approvals or formal legal actions are required.
  • Identifying lease violations and working with internal or external legal teams to resolve non-compliance issues.
  • Meeting regularly with external management partners to review service charge arrears, major works programs, and ongoing operational issues.
  • Processing pre-sale enquiries, completing LPE1 packs, collecting relevant fees, and conducting site inspections prior to transfer where required.
  • Supervising recurring service providers (e.g., grounds maintenance, cleaning teams) operating under service level agreements.
  • Managing statutory consultation workflows for major works, including issuing formal notices, instructing surveyors, raising capital demands, and tracking project execution.
  • Assisting with annual service charge budget drafting, tracking debt collection across portfolios, and auditing incoming demands or invoices for corporate leasehold assets.
  • Overseeing the letting and administration of garage units, parking permits, and licensed spaces.
Essential Experience / Qualifications and Attributes Required:
  • 5 years of experience in Block Management (including prior exposure to dealing with HRB's)
Desirable Experience:
  • Formal qualifications in Property Management preferred but not essential
