3D Personnel is seeking an experienced Block Manager to oversee day-to-day delivery on a major residential project in London. You will coordinate subcontractors, agency labour and site teams, ensuring progress aligns with programme and quality standards.
The role requires strong leadership, extensive experience in large-scale residential fit-out, and proactive QA through to snagging, with close collaboration with the Site Manager and Finishing Foreman. London-based, onsite work.
We are currently recruiting for an experienced Block Manager to join a major residential construction project in London. The development comprises a combination of high-quality residential accommodation and commercial space, together with basement car parking, resident amenities and landscaped external areas. The project involves the completion of several residential and mixed-use blocks, with works including the completion of retained reinforced concrete frames, building envelope, internal fit-out and final finishing works. The residential element includes a substantial number of private Build-to-Rent (BTR) apartments, comprising a mix of one, two and three-bedroom units, including wheelchair-adaptable apartments. The commercial element will be delivered to shell and core standard.
As Block Manager, you will take responsibility for the day-to-day management, coordination and progress of your allocated block, ensuring works are delivered safely, to programme and to the required quality standards. You will oversee subcontractors, agency labour and site-based staff, working closely with the wider project team and reporting directly to the Site Manager. A key part of the role will be maintaining high standards of quality throughout the fit-out process, including QA inspections through to white box stage and subsequent snagging, supported by a Finishing Foreman. This is a hands-on leadership position requiring someone who is confident challenging subcontractors and site teams, driving progress and maintaining high standards across the block.
The successful candidate will have proven experience as a Block Manager, Finishing Manager, Construction Manager or similar, ideally working on large-scale residential fit-out projects.
We are looking for a strong, proactive and organised construction professional who can take ownership of their block and drive delivery from the front. You should be confident managing a busy supply chain, capable of making decisions independently and comfortable holding subcontractors and site teams accountable for performance. If you have a strong residential fit-out background and are looking for an opportunity to work on a significant London development, we would be keen to hear from you.
