RUN THE BALCARRES ARMS, ASPULL, WIGAN
Community Wet Partnership
The Balcarres Arms is a traditional community pub in Aspull, Wigan. Known for its welcoming atmosphere, strong drinks trade and broad customer appeal, it attracts local residents, sports fans, families and groups of friends throughout the week. With established weekly sales of around £6,000 and a wet-led 60/40 sales mix, this is an excellent opportunity for the right operator to build on strong foundations and grow food sales.
The pub offers a comfortable lounge area, well-stocked bar, food service from noon and a beer garden with free customer parking. Facilities include sports TV, indoor screens, cask ales, darts, games machines, free Wi-Fi, a fireplace, baby-changing facilities, highchairs, accessible access and parking, alongside dog-friendly amenities. Supported by a loyal regular customer base, strong community catchment and established wet sales, key strengths include its reputation as a local meeting place, strong drinks credentials and broad appeal across multiple guest occasions.
The next operator has the chance to strengthen The Balcarres Arms as Aspull's go-to local. The strongest growth priorities are building food sales, increasing community engagement through local groups and charities, and driving additional visits through live sport, entertainment and events. There is also an opportunity to further develop the pub's wet trade by enhancing its cask ale and drinks offer while retaining loyal regulars.
We're looking for an experienced food-focused operator, couple or team with a passion for community pubs, strong leadership skills and the ability to build relationships with local groups, charities and residents. You'll have the confidence to grow food sales while protecting and developing an already successful wet-led business.
26% share of weekly sales excluding VAT, plus a guaranteed annual retained sum of £35,000 released weekly. Low ingoing costs start with a £5,000 deposit and £360 legal cost. Separate owner's accommodation is included, with most bills covered except council tax and TV Licence.
