Job summary

Ardan Recruitment is seeking an Assistant Building Manager / AFM / FM Coordinator to join a London-based portfolio. You will work closely with the Senior Facilities Manager and Property Managers, gaining broad exposure across multiple sites and helping support day-to-day operations.

The role focuses on proactive maintenance, health and safety, and building services knowledge, with opportunities to progress as the portfolio grows. Strong communication and organisation are essential.

Qualifications

• Experience as an ABM, AFM or FM Coordinator or in a similar role within commercial property
• Good working knowledge of building services, maintenance and compliance
• Organised and proactive, with the ability to juggle several sites and priorities
• Confident communicator who builds strong relationships with occupiers and contractors
• IOSH Managing Safely or equivalent (desirable)
• IWFM qualification, or willingness to work towards one (desirable)

Responsibilities

• Provide day-to-day operational support across the portfolio
• Coordinate contractors and suppliers, and oversee planned and reactive maintenance
• Carry out regular site inspections and follow up on any actions
• Support health and safety and statutory compliance, including keeping records and audits up to date
• Act as a point of contact for occupiers, onsite teams and service partners
• Assist with service charge budgets, raising POs, invoice approvals and client reporting
• Support refurbishment works, occupier moves and small projects as needed
• Stand in for the Senior FM when required
