Assistant Building Manager

We now have an exciting opportunity to manage all building requirements through the guidance of the Service Delivery Manager. The role requires an energetic, friendly, customer service-focused individual to operate from the building management office / Front of house areas Monday – Friday.

Assistant Building Manager Job Purpose:

Overseeing the safety and maintenance and ensuring that this property follows all applicable regulations. Recommending and coordinating improvements to the property as needed to ensure a safe, functional, and appealing space. Become an integral part of the site’s management team along with the Asset Manager, Property Manager, and Service Delivery Manager. Due to the site's prominence, the Assistant Building Manager needs to be comfortable presenting at a high-level client and occupier facing.

Assistant Building Manager Concierge:

Service Orientation - Actively looking for ways to help people, provide knowledge of the building to occupiers, and make the space as attractive as possible for all building users. To assist with social awareness and encourage the use of facilities and engage in local events to help inspire and coordinate occupier’s wellbeing and health through the use of facilities internally and externally with the support of the Front of House organization.

As an Assistant Building Manager with Bellrock, you’ll do it by…

  • Maintaining a safe environment with proper lighting, signage, and disability access
  • Instilling a high-performance culture within the on-site team
  • Driving occupier engagement and feedback through events and initiatives
  • Organizing events with support from the front of house team along with engaging with local schools and charities
  • Utilizing onsite IEQ’s and BMS software to proactively monitor comfort, air quality, and energy usage
  • Drafting and updating emergency plans and evacuation procedures
  • Overseeing security, fire prevention, and other safety systems
  • Scheduling regular building maintenance and cleaning services and ensuring service standards are exceptional
  • Supporting sustainability initiatives and being passionate about Net Zero ambitions
  • Contacting professionals for fabric repairs as needed
  • Ensuring that occupants are provided with proper working utilities
  • Monitoring building maintenance budgets through Concerto software
  • Arranging for building improvements using Asset Operating Plans along with using initiative to offer further suggestions for improvements
  • Overseeing contractors and inspecting completed jobs using Safe Systems of Work
  • Supervising grounds staff and nurturing behaviors
  • Hiring contractors as needed to maintain, repair, or improve the property
  • Providing training for building employees as needed
  • Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
  • Scheduling contractors and employees to match the building functionality
  • Resolving complaints, problems, and requests from building tenants through clear communication and occupier meetings
  • Assisting with emergency response and evacuations
  • Assisting in maintaining records of compliance through compliance software
  • Inspecting the building frequently for signs of damage or wear
  • Conducting H&S Audits and risk assessments on contractors
  • Being the concierge for all visitors and having local knowledge of surrounding areas
  • Monitoring expenditure and completing service charge reconciliations

Working arrangements

We embrace smarter working practices which offer our employees the opportunity to work their hours flexibly and remotely where their roles and business needs allow. In this role, the successful candidate would be required to work from London across sites Monday to Friday 8:30 am to 5:00 pm with an hour for lunch break.
