Job description

A well-established property development and management company with a diverse range of property interests throughout the UK and Ireland has an opportunity for an Asset (Property) / Maintenance Manager to join their team. Travel to properties in Belfast and Dublin will be required.

Duties & Responsibilities
  1. Tenant Handover / Liaison:
    • Conduct property inspections and viewings with attention to detail
    • Negotiate rent reviews, lease renewals, and open market lettings
    • Manage leases and tenancy renewals, updating the finance team accordingly
    • Maintain strong relationships with tenants as the landlord representative
    • Address tenant disputes or issues promptly
  2. Compliance and Health & Safety:
    • Ensure statutory compliance for private rental properties
    • Monitor and maintain all necessary certifications and compliance schedules
  3. General Maintenance:
    • Conduct property inspections and surveys
    • Instruct and supervise repair works, ensuring they are completed on time
    • Manage, supervise, tender, instruct, and check all service providers and maintenance work
    • Oversee property agents regarding deductions from tenant deposits
    • Ensure proper presentation of common areas, both external and internal
Person Specification
  • Previous experience in construction, asset management, property management, maintenance, or facilities management is essential
  • Excellent communication and interpersonal skills are essential
  • Highly organized with excellent attention to detail
  • Valid driving license and access to a vehicle
