Job summary

Vistry Group PLC seeks an Area Sales Manager to lead on-site sales teams across Kent sites, driving targets with strong leadership and stakeholder coordination. You will negotiate sales, monitor progress and help shape market strategy while supporting a high standard of customer service and compliance.

You will travel to marketing suites and regional offices as required, ensuring efficient operations, accurate reporting and achievement of KPI targets in a fast-paced environment.

Qualifications

  • Previous experience in sales management for a volume house builder.
  • Experience of managing a team.
  • Proven ability to meet and exceed sales targets.
  • Experience of working with multiple stakeholders across different disciplines.
  • Excellent IT skills and proficiency with MS Office.
  • Good understanding of the sales and legal process.
  • Strong attention to detail.
  • Excellent organisational skills.
  • Able to communicate effectively at all levels within the business.
  • Willing to travel to sites and marketing suites as required.

Responsibilities

  • Train, motivate and lead on-site sales teams across sites within your responsibility to hit KPI targets.
  • Ensure negotiations achieve required sales rates and maximise revenue.
  • Monitor progress of sales and exchanges to ensure targets and completions.
  • Maintain knowledge of local market conditions and recommend marketing improvements.
  • Oversee marketing suites, H&S, site presentation and staffing.
  • Provide market data to agree sales volumes and prices.
  • Coordinate plot releases with other departments for optimal mix and availability.
  • Resolve customer/plot issues promptly and liaise with stakeholders.

We have an exciting opportunity for an Area Sales Manager to join our team within Vistry Kent, at various locations across the Kent region. As our Area Sales Manager, you will work with the sales teams across multiple sites to ensure the agreed sales targets and objectives are met through the effective management of people and activities in line with the Customer Journey. You will motivate and support their teams to perform to the best of their ability and achieve the required performance mentioned within the KPI's below.

Train, motivate and lead the on-site sales teams on sites within your responsibility to achieve agreed KPI's, including but not limited to, sales rates & 5* Customer Service.

Ensure sales are negotiated to required sales rates, achieving maximum revenue with minimal incentives.

Close supervision of the progress of existing sales and part exchanges to ensure the achievement of target exchanges and legal completions with specific attention to monthly forecast, ensuring all are working to a common goal and stakeholders are aware of potential risks.

Maintain strong knowledge of the local market, for both new build and secondhand competitors, with awareness of the market conditions. Make recommendations for improvements to marketing activity in order to drive enquiries

Responsibility for the successful operation of marketing suites, including H&S, site presentation & staffing.

Provide market research information in order to agree sales volume and prices.

Work with other departments to plan plot releases to ensure the optimum mix, and availability of units.

Ensure any customer and / or plot issues are dealt with in a timely manner.

Attend internal and external meetings as required and ensure completion of relevant reports.

Maintain and develop existing and new customers through appropriate propositions and ethical sales methods, and relevant internal liaison…to optimise quality of service, business growth, and customer satisfaction.

Ensure compliance…Ensure Vistry SOPs and H&S policies and procedures, are observed by the team at all times.
