Job Description

The Maintenance Technician works directly with the Maintenance Supervisor to ensure the property operates efficiently and all maintenance requests are completed timely. Responsibilities include overseeing plumbing, electrical, HVAC, appliance, carpentry, and painting requirements. The role also involves being on-call for after-hours and weekend emergency needs.

Responsibilities

1. Respond to service requests professionally, ensuring timely completion.
2. Prepare vacant units for occupancy by performing painting, carpentry, repairs, and related tasks.
3. Work efficiently to meet deadlines without compromising quality, supporting other maintenance staff during make-ready processes.
4. Repair holes, caulk cracks, fix ceiling textures, patch walls, and ceilings, and perform related repairs and texturing.
5. Maintain accurate work order logs, documenting actions and supplies used.
6. Provide excellent customer service to build rapport with residents.
7. Perform additional duties as assigned.
8. Participate in rotating on-call duties for emergency responses during nights and weekends.
9. Follow all company policies and procedures, and comply with applicable laws (OSHA, ADA, Fair Housing).

Qualifications

• 1-3 years of experience in residential, commercial, or mechanical maintenance.
• Ability to troubleshoot electrical, plumbing, HVAC, and appliance issues.
• Strong time management skills with the ability to adapt to shifting priorities.
• Valid U.S. driver’s license.
