Job summary

HVAC Recruitment Limited is seeking an experienced Fabric Maintenance Engineer / Joiner for our client’s modern healthcare estate in West Birmingham. The role focuses on joinery, fire doors, passive fire protection and general fabric repairs across multiple sites.

You will perform planned and reactive maintenance, with a strong emphasis on joinery and building fabric systems, and will contribute to on‑call coverage as required.

Qualifications

• Recognised apprenticeship in a relevant trade discipline.
• City & Guilds‑level trade qualification.
• At least 3 years’ post‑apprenticeship maintenance experience.
• Strong joinery / carpentry background.
• Previous building fabric maintenance experience.
• Good knowledge of fire doors.
• Experience with passive fire protection.
• Understanding of drainage, cladding and roofing systems.
• Experience within an FM / estates / commercial maintenance environment.
• Comfortable working independently.
• Good fault‑finding and problem‑solving ability.
• Full UK Driving Licence.
• Able to pass a Standard DBS check.

Fabric Maintenance Engineer

West Birmingham / Smethwick
£32,000 – £35,000
Permanent | 40 Hours Per Week

We are recruiting for an experienced Fabric Maintenance Engineer / Joiner to join a large, modern healthcare estate across West Birmingham.

This is a hands‑on maintenance role covering a broad range of building fabric works across multiple sites, with a strong emphasis on joinery, fire doors, passive fire protection and general fabric repairs.

The role would suit somebody from a strong joinery / carpentry background who has moved into building maintenance and is comfortable working across a varied commercial estate.

The Role

You will be responsible for:

• Planned and reactive building fabric maintenance
• Fire door repairs and adjustments
• Passive fire protection works
• General joinery and carpentry repairs
• Door, frame and ironmongery repairs
• Drainage‑related maintenance
• Cladding repairs
• Roof‑system repairs and inspections
• Minor installation and adaptation works
• Responding to reactive maintenance issues
• Diagnosing faults across building fabric systems
• Carrying out general repairs across occupied commercial buildings
• Supporting minor multi‑trade works where competent
• Using hand and power tools safely
• Completing maintenance records and job documentation
• Liaising with site teams and other engineers
• Working within health & safety and infection‑control procedures
• Participating in an on‑call / emergency response rota where required

What We’re Looking For

• Recognised apprenticeship in a relevant trade discipline
• City & Guilds‑level trade qualification
• At least 3 years’ post‑apprenticeship maintenance experience
• Strong joinery / carpentry background
• Previous building fabric maintenance experience
• Good knowledge of fire doors
• Experience with passive fire protection
• Understanding of drainage, cladding and roofing systems
• Experience within an FM / estates / commercial maintenance environment
• Comfortable working independently
• Good fault‑finding and problem‑solving ability
• Full UK Driving Licence
• Able to pass a Standard DBS check

Healthcare maintenance experience would be advantageous but is not essential.

Experience with confined spaces or working at height would also be beneficial.

• £32,000 – £35,000 basic salary
