CDG Maui Inc. is seeking a proactive Senior Project Manager to lead and develop project teams across multiple high-end residential constructions on Maui.

You will connect Project Management, Field Operations, Accounting, and leadership to ensure issues are identified early and projects progress smoothly. The role emphasizes coaching, accountability, and strong communication while delivering quality craftsmanship and long-term client relationships.

About Us: CDG Maui Inc. is a leading custom home builder specializing in high-end residential construction projects across the island of Maui. With multiple homes under construction at any given time, we are looking for a proactive and experienced Senior Project Manager who can lead and develop our project teams, drive progress, and uphold our standards of quality and efficiency. As a team, we value clear communication, quality craftsmanship, and building long-term relationships with our team and clients.

About the Role: This is a working leadership position for someone who combines strong construction knowledge with the ability to coach people, create accountability, and help multiple projects move forward successfully. You will serve as a key connection between Project Management, Field Operations, Accounting, and executive leadership. The goal is not to personally solve every problem, but to build a strong project team that identifies issues early, takes ownership, communicates clearly, and consistently delivers successful projects.

Team Leadership & Development

• Lead, mentor, and develop Project Managers, Project Engineers, and project leads.
• Hold regular one-on-one meetings focused on priorities, performance, coaching, and development.
• Establish and maintain consistent project-management standards across projects, including budgeting, forecasting, client communication, project meetings, documentation, procurement oversight, and closeout.
• Set clear expectations and hold team members accountable for commitments and results.
• Identify performance, communication, or capacity issues early and address them constructively.
• Delegate effectively and develop team members to solve problems independently rather than relying on senior leadership to take over.

Project Oversight

• Provide senior-level oversight across multiple high-end residential construction projects from preconstruction through closeout.
• Review project schedules, budgets, forecasts, contracts, procurement needs, change orders, and project risks.
• Coach project teams through owner, subcontractor, schedule, budget, and communication challenges.
• Partner closely with Field Operations and Superintendents to align project planning with field execution.
• Work with Accounting to maintain accurate job costing, forecasting, billing, committed-cost tracking, and financial reporting.
• Identify significant project risks early and provide executive leadership with clear information and recommended solutions.
• Step directly into projects when necessary while continuing to develop and maintain accountability with the assigned project team.

Estimating & Preconstruction

• Lead and oversee estimating and preconstruction activities for new opportunities.
• Review plans, scopes, takeoffs, subcontractor proposals, budgets, and bid assumptions.
• Improve the accuracy, consistency, and documentation of estimates.
• Coordinate with architects, engineers, Field Operations, Accounting, and Project Management during preconstruction.
• Lead constructability reviews, value-engineering discussions, and project handoffs.
• Ensure estimates transition into clear, executable construction budgets.
• Build and maintain historical cost information and estimating standards to improve future pricing and planning.

Business Development & Client Relationships

• Participate in meetings with prospective clients, architects, designers, and owner representatives.
• Build trust and clearly communicate CDG Maui’s capabilities, construction approach, and value.
• Help evaluate potential projects based on scope, budget, schedule, risk, profitability, and organizational fit.
• Present estimates, construction approaches, schedules, and value-engineering options professionally.
• Support qualified opportunities through preconstruction and help convert them into profitable construction agreements.
• Build relationships that contribute to repeat business and referrals.
• 8+ years of construction project management, estimating, or preconstruction experience, preferably with increasing leadership responsibility.
• Demonstrated experience leading, supervising, or mentoring Project Managers, Project Engineers, or similar construction professionals.
• Strong understanding of construction contracts, plans, specifications, schedules, budgets, change orders, procurement, and job costing.
• Strong estimating and preconstruction experience, including takeoffs, subcontractor bid analysis, budgeting, and scope development.
• Ability to oversee multiple projects and evaluate both operational and financial performance.
• Experience with high-end custom residential construction strongly preferred.
• Strong judgment and the ability to coach others through complex decisions rather than simply taking over.
• Proactive approach with strong follow-through and the ability to identify issues before they impact a project.
• Clear, direct, and respectful communication style.
• Comfortable holding people accountable while maintaining positive working relationships.
• Proficiency with construction-management and estimating technology; Buildertrend experience is a plus.
