Leap29 is seeking an experienced Contracts Manager to oversee the contractual and commercial delivery of a major Data Centre package in Finland. The role focuses on subcontractor management, commercial performance, variations and risk mitigation on-site in Vaasa.

The ideal candidate will have proven construction contract management experience, strong negotiation and stakeholder skills, and be capable of handling complex projects with rigorous cost control and reporting requirements.

Responsibilities

• Manage contractual and commercial activities throughout the construction lifecycle.

• Ensure contractual obligations, deadlines and deliverables are achieved.

The Opportunity

Leap29 is supporting an established European construction contractor delivering a major Data Centre project in Finland.

We are seeking an experienced Contracts Manager to oversee the contractual and commercial delivery of a significant CSA and architectural fit‑out package.

This position will involve managing subcontractor agreements, commercial performance, contractual obligations and project delivery risks, working closely with the project management and site delivery teams.

We welcome applications from experienced professionals currently working in permanent or freelance positions.

Key Responsibilities

• Manage contractual and commercial activities throughout the construction lifecycle.
• Oversee subcontractor procurement, appointments, agreements and commercial performance.
• Manage variations, change orders, contractual notices and claims.
• Monitor project budgets, cost forecasts, financial reporting and commercial risks.
• Ensure contractual obligations, deadlines and deliverables are achieved.
• Work closely with Project Managers, Quantity Surveyors and site management teams.
• Support commercial negotiations with subcontractors and suppliers.
• Identify and mitigate contractual risks that could affect project delivery.
• Oversee subcontractor payment assessments and final account processes.
• Maintain accurate contractual documentation and reporting.

Requirements

• Proven experience as a Contracts Manager, Senior Commercial Manager or similar within the construction industry.
• Strong understanding of construction contracts, subcontractor management and commercial delivery.
• Experience managing significant construction packages on complex projects.
• Knowledge of contract administration, variations, claims and cost control.
• Strong negotiation, stakeholder management and communication skills.
• Experience working with main contractors or specialist subcontractors.
• Data Centre experience advantageous, although candidates from pharmaceutical, semiconductor, industrial and other complex construction environments will also be considered.
• Willingness to work on-site in Vaasa, Finland.
• Existing right to work in Finland is required. Visa sponsorship is not available.
