Job summary

TM Green Group is seeking a Commercial Manager for a major hyperscale Data Centre project in Finland. You will own the commercial performance, manage subcontractor packages and drive cost, contract and risk management through the project lifecycle.

Working with the Project Director and leadership team, you will ensure financial control, oversee procurement, negotiate contracts and maintain strong client and stakeholder relationships to protect margins and maximise value on a high-profile

Qualifications

• Proven experience as a Commercial Manager or Senior Quantity Surveyor on large-scale construction projects.
• Experience in Data Centres or similar industrial environments desirable.
• Strong knowledge of contracts, procurement, cost control, forecasting and change management.
• Degree qualified in Quantity Surveying or related field.

Commercial Manager | Hyperscale Data Centre | Finland | €130,000 to €150,000 per annum + Excellent Comprehensive Package

We are partnering with a leading international engineering and construction partner, to appoint an experienced Commercial Manager for a major hyperscale Data Centre project in Finland.

Operating across the UK and Mainland Europe, they deliver complex, high-value projects across the Data Centre, Pharmaceutical, Logistics, Food and Advanced Manufacturing sectors. With over €4bn of secured construction and infrastructure projects across Europe and ambitious plans for continued growth, this is an exciting opportunity to join a business at the forefront of critical digital infrastructure.

The Opportunity

As Commercial Manager, you will play a pivotal role in the commercial delivery of a major hyperscale Data Centre development for one of the world's leading technology companies.

Working closely with the Project Director and wider project leadership team, you will take ownership of commercial performance, manage key subcontractor packages and drive effective cost, contract and risk management throughout the project lifecycle.

This is an opportunity to combine strong commercial leadership with exposure to a technically complex, high-value project within one of Europe's fastest-growing construction sectors.

Key Responsibilities

• Lead the commercial management of major project packages, ensuring strong financial control and commercial performance.
• Manage project costs, budgets, cash flow, forecasting and monthly commercial reporting.
• Oversee subcontract procurement, tender evaluations, commercial negotiations and contract awards.
• Manage contractual obligations, variations, change control, claims and final accounts.
• Monitor commercial risks and opportunities, implementing strategies to protect project margins and maximise value.
• Build strong relationships with clients, subcontractors, suppliers and internal project teams.
• Work collaboratively with Project Management, Planning, Engineering, Procurement and Construction teams to align commercial objectives with programme and delivery requirements.
• Provide commercial guidance to senior stakeholders while supporting the development of the wider commercial team.

About You

• Proven experience as a Commercial Manager or Senior Quantity Surveyor on large-scale construction projects.
• Experience within Data Centres, Mission Critical, Pharmaceutical, Advanced Manufacturing or other complex industrial environments is highly desirable.
• Strong knowledge of construction contracts, subcontract procurement, cost control, forecasting and change management.
• Demonstrable experience managing subcontractor packages, commercial negotiations, valuations and final accounts.
• Excellent analytical, negotiation and stakeholder management skills.
• A commercially astute, proactive approach to risk management and financial performance.
• Degree qualified in Quantity Surveying, Commercial Management, Construction Management or a related discipline.
