Oleares is seeking a Senior Projects Manager (Architect) to lead a growing portfolio of residential developments in Spain, including Barcelona and Valencia. You will oversee design, construction, and commercial delivery, coordinating architects, consultants, and lenders to ensure high standards and timely delivery.

With 8+ years in residential development, you will drive budget governance, planning approvals, and cross-functional collaboration.

Formación

• Minimum 8+ years in residential real estate development on the developer side.
• Proven experience running multiple projects concurrently in a portfolio role.
• Deep knowledge of Spanish planning regulations and licencias de obra.
• Experience coordinating external architectural teams and consultants.
• Strong interfacing with OCAs, engineers, and lenders.
• Fluent business Spanish and English.

Spain (Barcelona · Valencia) Senior Projects Manager (Architect) – Residential Development Oleares | Full-Time

Oleares is a real estate development company delivering high-quality residential projects across Spain. As we scale our pipeline, we are looking for a practicing Architect to step into a Senior Projects Manager role — someone who can hold a growing portfolio of simultaneous developments with full command of design, execution, and commercial delivery.

What You'll Manage

1. Portfolio-level oversight of multiple residential projects in parallel (~100 units each), across Barcelona and Valencia
2. Lead the design phase across all projects — directing architects, coordinating consultants, and driving municipal and planning approvals
3. Own technical review of design documentation, specifications, permits (licencias de obra), and quality standards across the portfolio
4. Oversee construction, contractor management, site progress, and milestone execution on all active projects simultaneously
5. Full budget ownership across the portfolio — planning, cost control, deviation analysis, and consolidated reporting
6. Coordinate with banks, project finance partners, and technical monitors (OCAs) per project
7. Portfolio-level risk, quality, and progress reporting to senior management and board

Who We're Looking For

1. Degree in Architecture (Arquitecto or Arquitecto Técnico) — required
2. 8+ years of experience in residential real estate development, on the developer side
3. Demonstrated experience running multiple projects simultaneously — this is a portfolio role, not a single-project assignment
4. Deep familiarity with Spanish planning regulations, licencias de obra, and municipal approval processes — particularly in Catalonia and/or Valencia
5. Proven ability to manage and critically evaluate external architectural teams and design deliverables across concurrent projects
6. Experience interfacing with OCAs, aparejadores, and technical lenders
7. Solid command of project finance, banking relationships, and budget governance
8. Very high level of business Spanish | Very high level of business English
9. Proficient in AutoCAD / BIM tools, MS Office (Excel advanced), and project management tools (MS Project, Primavera, or equivalent)
