Job Purpose:

As Senior Commercial Real Estate Manager, you will be responsible for managing and delivering complex real estate projects — including acquisitions, leases, and development initiatives — across one or more business units and geographic regions. You will oversee a portfolio of properties and ensure that every project aligns with DHL’s business strategy, operational needs, and sustainability goals.

Your tasks:

• Lead and manage complex real estate projects and programs, including acquisitions, leasing, and development, across business units and geographies.
• Own and oversee a full real estate portfolio, ensuring alignment with business goals, corporate guidelines, and sustainability objectives.
• Develop and execute portfolio strategies for both existing assets and new transactions.
• Collaborate closely with key internal stakeholders — including Business Development, Solutions Design, Operations, and Finance — to align real estate solutions with business needs.
• Evaluate market opportunities and conduct feasibility assessments to identify and recommend viable commercial property options.
• Support global commercial priorities through strategic project delivery and market engagement.
• Deliver market insights and analysis to support decision-making and optimize real estate investments.
• Negotiate transactions to secure optimal terms for DHL, presenting proposals in a clear, comparable format to business stakeholders.
• Manage the full lifecycle of real estate projects — from sourcing to final handover — working with internal teams from Construction and Facilities Management.
• Coordinate transaction finalization in partnership with Legal, Risk, and Procurement teams.

Your profile:

• Bachelor’s degree in Real Estate, Business, Finance, or a related field — or equivalent practical experience.
• 5+ years of experience in commercial real estate, with a strong focus on real estate development, transaction management, and portfolio oversight.
• Proven ability to manage cross-functional real estate projects and deliver results in fast-paced, complex environments.
• Strong skills in financial analysis, market evaluation, and business case development.
• Experienced in contract negotiation, stakeholder engagement, and strategic planning.
• Excellent communication and presentation skills, with the ability to influence senior stakeholders.
• Proficient in digital tools, real estate systems, and business intelligence platforms; mindset for continuous improvement.
• Well-organized, structured, and able to manage multiple projects simultaneously.
• Fluent in English (written and spoken); Dutch language skills are a strong plus.
