Overview

Hines has been active in Germany since 1991 and today operates across seven of the country’s principal real estate markets: Berlin, Hamburg, Frankfurt, Munich, Düsseldorf, Cologne and Stuttgart. The German business combines local market expertise with Hines’ global investment and development platform and is active across a broad range of sectors, including office, living, retail, mixed-use, logistics and data centers.

Responsibilities

Hines is looking to hire a Senior Analyst to join its Düsseldorf team, supporting investment, development and asset management activities across Hines’ German platform, with a particular focus on Düsseldorf and the wider North Rhine-Westphalia market.

The Senior Analyst will work closely with senior members of the Düsseldorf and wider German teams, supporting the evaluation and execution of new investment and development opportunities as well as selected business plans for existing assets. The role provides broad exposure to the real estate investment lifecycle, including market research, financial analysis, underwriting, due diligence, investment committee processes, transaction execution and asset-level strategy. As the successful candidate develops, they will be expected to take increasing ownership of individual workstreams and transactions.

  • Support the underwriting and evaluation of new investment and development opportunities across different real estate sectors and risk profiles;
  • Build, maintain and review detailed financial models, including acquisition, development, financing, asset management and exit assumptions;
  • Undertake market, comparable transaction, leasing and investment analysis to support investment decisions;
  • Prepare investment committee memoranda, internal presentations, business plans and materials for capital partners;
  • Support the Düsseldorf team in identifying and assessing new investment opportunities in Düsseldorf, North Rhine-Westphalia and other relevant German markets;
  • Assist in transaction execution and coordinate elements of the due diligence process alongside internal teams, advisers and other external counterparties;
  • Analyse potential financing structures and support discussions with lenders and financing partners;
  • Support the preparation and review of asset-level business plans, budgets and forecasts;
  • Monitor the performance of selected investments against approved business plans and underwriting assumptions;
  • Prepare detailed analytics and reporting for internal stakeholders, investors, capital partners, lenders and other service providers;
  • Support leasing, development, refurbishment and asset management initiatives where relevant;
  • Review quarterly and monthly reporting and assist with internal reporting and budget processes;
  • Undertake tenant and counterparty analysis where required;
  • Maintain market intelligence on transactions, rents, yields, development activity, occupier trends and capital markets;
  • Respond to internal information requests and contribute to wider German and European investment initiatives; and
  • Use appropriate technology and AI-enabled tools to improve the efficiency, quality and accuracy of analysis, research and routine workflows.
Qualifications

Minimum Requirement include:

  • Approximately 1–2 years of relevant professional experience, ideally within real estate investment, private equity, investment banking, transaction advisory, development, valuation or a comparable analytical environment;
  • Strong numerical and analytical capabilities, with the ability to translate real estate investment concepts into clear and accurate financial analysis;
  • Strong Excel financial modelling skills and a good understanding of investment returns, cash flows, financing and valuation;
  • Demonstrable interest in real estate investment and development;
  • An understanding of the fundamental principles of real estate investment, development and investment management;
  • Strong proficiency across the Microsoft Office suite, particularly Excel and PowerPoint;
  • Interest in using AI and emerging technology to improve research, analysis and day-to-day working practices;
  • Strong written and verbal communication skills;
  • Fluency in German and English, both written and spoken;
  • Previous exposure to the German real estate market would be advantageous.
  • Highly analytical, intellectually curious and commercially minded;
  • Strong attention to detail and commitment to producing accurate, high-quality work;
  • Proactive and self-motivated, with the ability to take ownership of individual workstreams;
  • Able to work effectively with colleagues at different levels of seniority and with external advisers, investors and business partners;
  • Comfortable operating in a collaborative, entrepreneurial and fast-moving environment;
  • Able to manage multiple priorities and deliver high-quality work under time pressure; and
  • Strong team orientation and willingness to contribute beyond immediate areas of responsibility.
