Real Estate Operations Manager

Location: Anywhere in Germany

Reports to: Chief Investment Officer

Mission

The Real Estate Operations Manager ensures the operational success of newly acquired real estate assets in Europe — with a focus on Germany — across all asset classes, including residential, micro living, hospitality, and others. From the moment of transaction closing, the role takes full ownership of property performance by managing service providers, driving refurbishments, executing ESG strategies, and engaging tenants and operators. This position directly contributes to portfolio value and stability through legal and technical expertise, process excellence, and market know-how.

Key Responsibilities

1. Timely Asset Handover. Assume full operational responsibility for each asset within two weeks of transaction closing.

2. Service Provider Management. Implement or restructure qualified property and facility management for each asset. Monitor service quality and performance to ensure operational efficiency.

3. Refurbishment Oversight. Initiate and oversee planning and tendering processes for all refurbishments. Ensure all refurbishment projects commence as planned and are completed on schedule (target: by end of 2025).

4. Occupant & Operator Engagement. Maintain proactive communication with 100% of tenants and operators during refurbishment works. Manage rent adjustments in line with legal guidelines and operational needs.

5. Budgeting & Financial Planning. Prepare and track OPEX and CAPEX budgets for each asset.Conduct quarterly variance analysis to monitor financial performance.

6. Reporting & Strategic Alignment. Deliver monthly asset performance and ESG reports.

Propose strategic asset actions on a quarterly basis to enhance portfolio value.

Required Competencies

Technical & Operational Expertise: Knowledge of building operations, refurbishment processes, and systems across multiple asset classes.

Legal & Regulatory Knowledge: Familiarity with German tenancy law (§558 and §559 BGB) and lease agreements for residential and hospitality assets.

Local Market Insight: Established network of service providers and property managers; awareness of city-specific regulations and practices.

Execution & Accountability: Proven ability to work independently, manage multiple projects, and document results accurately.

Communication & Stakeholder Management: Strong interpersonal skills for liaising with tenants, operators, vendors, and internal teams.

Cultural Fit: Practical, solution-oriented, collaborative; fluent in German and English.

Qualifications

Bachelor’s degree, preferably in Real Estate, Property Management, Engineering, or related field (Master’s preferred).

Minimum 4 years of experience in asset or property operations management, ideally across multiple asset classes.

Demonstrated track record of managing refurbishments, budgets, and service providers in Germany.

Proficiency in MS Office and property management systems.

Understanding of ESG principles and their application in real estate operations.
