Job summary

Empira Group in Köln sucht eine/n Projektmanager/in Bauleitung, der/die eigenständig als Auftraggeber agiert und Bauprojekte im Wohn- und Gewerbebereich über alle Phasen steuert.

Sie tragen Verantwortung für Organisation, Planung, Budget und Termine, vertreten die Interessen des Projekts gegenüber Behörden und koordinieren Vergabeprozesse mit einem hohen Anspruch an Qualität und Wirtschaftlichkeit.

Qualifications

• Abgeschlossenes Studium im Bauingenieurwesen oder Projektmanagement.
• Mehrere Jahre Berufserfahrung in Koordination, Planung und Umsetzung von Bauprojekten.
• Kenntnisse im Bereich schlüsselfertiges Bauen, sämtlicher Projektphasen sowie Vertrags- und Vergaberecht (HOAI, VOB, AHO).
• Reisebereitschaft und eigenverantwortliche, kostenbewusste Arbeitsweise.
• Sichere Deutschkenntnisse (C1).

Responsibilities

• Selbstständige Vertretung des Projekts gegenüber Behörden und Ämtern.
• Planung, Organisation und Durchführung von Projekten unter technischen, terminlichen und finanziellen Zielen.
• Angebotslegung, Verhandlung und Vergabe von Projektverträgen, Schwerpunkt auf Generalunternehmerverträge.
• Aufbau, Kontrolle und Steuerung von Baustellen sowie professionelles Baumanagement.

Job description

• Acting independently in the role of client as project manager
• Providing entrepreneurial, independent and comprehensive support for the construction projects under your supervision
• Taking charge of project management for complex new-build projects in residential and commercial construction across all project phases
• Organisation, management and execution of projects, taking into account technical, scheduling and financial objectives
• Independent representation of the project’s interests in dealings with public authorities and government bodies
• Tendering, negotiation and awarding of project contracts, with a focus on main contractor contracts
• Supervision and control of construction sites, as well as professional construction management

Your profile

• A successfully completed degree in civil engineering or project management, or an equivalent qualification
• Several years’ professional experience in the coordination, planning and implementation of construction projects, or in a related field
• Relevant knowledge of turnkey construction, all project phases, and contract and public procurement law (HOAI, VOB, AHO)
• Willingness to travel, an entrepreneurial mindset and a hands‑on approach
• Confident manner and strong communication skills
• An independent, cost‑effective and structured approach to work
• Proficiency in German (at least C1 level)
