Job Description

The Hallmark Company is currently hiring a dynamic Maintenance Technician responsible for repairs, troubleshooting, and preventative maintenance of all apartment equipment, including appliances, electrical systems, and plumbing. The technician maintains and improves the operating condition, quality, and integrity of all building systems and appearances. Candidates must have their own tools.

Essential Duties and Responsibilities:

1. Performs repairs, troubleshooting, and preventative maintenance following standardized diagnostic approaches.
2. Possesses the knowledge and tools to perform on-site repairs on HVAC systems, appliances, water heaters, electrical and plumbing systems, and other equipment.
3. Available for emergency maintenance calls 24/7 as scheduled.
4. Assists in training Groundskeepers and entry-level Maintenance Technicians.
5. Oversees repairs and troubleshooting of property systems.
6. Conducts inspections of building and alarm systems, and prepares the property for regulatory inspections.
7. Performs preventive maintenance, including winterizing facilities, inspecting HVAC systems, maintaining pool equipment, and ensuring proper operation of lights and HVAC in vacant units.
8. Inspects vacant units, manages turnovers, and performs painting as needed.
9. Inspects subcontracted service providers, documents work quality.
10. Maintains grounds and interior areas, removing litter and debris daily.
11. Removes snow and ice from walkways and driveways.
12. Completes required training and administrative duties, including recording maintenance requests and managing inventory.
13. Performs other duties as assigned.

Education and Work Experience Requirements:

1. At least 2 years of maintenance experience or equivalent education and experience.
2. HVAC and/or EPA certification.
3. Previous experience in multifamily housing.
4. Certified Pool Operator (CPO) certification.
