DESCRIPTION

As a member of the Global Real Estate & Facilities (GREF) team, this position will develop and deliver consistent strategies for managing design and construction project staff, standardize planning, design, and construction practices for all corporate leased and owned projects, for Amazon's EMEA-based Corporate Real Estate. The successful candidate must be comfortable operating on both strategic and tactical levels, acting as a visionary, ambassador, educator, analyst, solutions architect, and implementer. The D&C Manager partners with the EMEA Design Manager to ensure timely design work that meets customer satisfaction while adhering to budget and schedule constraints.

Provide leadership, vision, and management of corporate office construction and renovation projects. Collaborate with leadership and stakeholders to determine objectives, scope, space allocation, costs, prioritization, and sequencing of requests. Oversee project managers and manage contractor performance to ensure timely completion, compliance with budgets, organizational standards, and regulations.

Key job responsibilities

1. Represent GREF to internal and external customers for office space delivery.
2. Manage teams of project managers, architects, design consultants, contractors, and subcontractors to ensure decisions align with Amazon's priorities.
3. Manage design and construction projects, including:

• Developing project strategies and allocating resources for timely completion.
• Guiding design aspects such as space planning, finishes, and systems.
• Managing construction activities, contractor selection, negotiations, budgeting, change orders, procurement, and scheduling.
• Evaluating and approving or rejecting design changes.
• Overseeing project management vendors and budget creation for spend approvals.
• Influencing design guidelines and specifications.
• Assisting in evaluating prospective office lease spaces.
• Collaborating with Amazon Procurement to generate savings through economies of scale and negotiations.
• Negotiating with landlords on possession timing, latent defects, etc.

BASIC QUALIFICATIONS

• Extensive professional experience in Real Estate Development, Architecture/Design, and/or Construction Management.
• Experience leading a team or department within a startup or entrepreneurial environment, managing proprietary and contract resources.
• Proficiency with personal computers and productivity software, including Microsoft Office, MS Project, Dropbox, and SharePoint.

PREFERRED QUALIFICATIONS

• University degree in construction management, business administration, engineering, architecture, interior design, or related field.
• Understanding of sourcing/procurement, building systems and maintenance, vendor management, and customer service.
• Familiarity with legal terms and structures for commercial contracts.
• Experience working with architectural plans and details.
• Experience in a global or multi-country EMEA environment is highly preferred.
