Senior Construction Project Manager

Summary:

This position sits within the Equinix Global Design and Construction team (Circa 300 no. people) who deliver an extensive multi-billion $ portfolio of global projects each year.

The Senior Project Manager role is vital for the prosperity of our projects and will involve overseeing and managing various aspects of the data centre project cycle including:

1. Inception: Initial stages of the project, gaining stakeholder alignment, approval, and advance funding for design and preconstruction activities.
2. Construction: Overseeing the completion of the design and preconstruction process, ensuring high levels of quality and safety are achieved.
3. Testing & Acceptance: Plan and execute a rigorous testing program to ensure the facility functions as designed and meets the expectations of Operations and customers.
4. Transition: Facilitate the hand-off of the project to site operations, ensuring all customer requirements are accommodated.

Also directs day-to-day activities/operations of a team of Construction/Operation Project Managers. Mentor junior team members and make strong tactical decisions to resolve project issues. Manage construction project costs, methods, and project team selection to meet project schedules and goals while working in a multi-faceted environment.

Overview:

Responsible in all aspects of data centre design & construction for respective project from project inception, through design, procurement, construction, commissioning, and hand-over of an operating facility, that could include ground up construction, fit-outs, power upgrades, revamps, etc.

The Senior Project Manager may be responsible for one or more smaller projects or a single, extensive project and will direct all partners, internal (Design, Procurement, Operations, Security and IT/Network), as well as external vendors comprising contractors, design teams, commissioning agents, equipment suppliers, etc.

Responsible for driving a safe, quality-first culture, ensuring that all applicable codes, standards, and good construction practices are followed.

Ensuring that internal controls are adhered to at each step of the process through effective contract administration including generation, review, management, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation.

Responsibilities:

1. Provides guidance to Construction / Operations Project Managers who are driving the delivery to day-to-day Construction / Operations projects.
2. Sets goals for immediate team members.
3. Manages one or more smaller projects or a single larger construction project.
4. Lead by example on safety, standards, and culture.
5. Manage and monitor project progress, quality, and compliance with building regulations.
6. Ensuring projects are meeting or exceeding company expectations.
7. Overview and management of project risk registers.
8. Directs external vendors per project comprising general contractors, design teams, commissioning agents, equipment suppliers, etc.
9. Contributes to establishing and maintaining high-value relationships.
10. Supports in identifying and developing training programs.
11. Supports cross-functional training.

Contract Administration:

Manages contract administration procedures including generation, review, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation. Liaising with local authorities and relevant State agencies and departments.

Leadership:

Directs internal and external project team members including internal Design, Procurement, Operations, Commercial, and IT/Network support teams. Mentors junior team members as needed.

Policy & Procedure Development:

Manages maintaining best-in-class policies and procedures. Manages project closure, handover, and lessons learned processes are established and implemented.

What we look for:

• Bachelor's degree or equivalent in construction, construction project management and/or Services engineering or with equivalent experience.
• Proven experience in project and construction management that will include critical Infrastructure for Data Centre, Pharmaceutical, Bio-tech, Petrochemical or similar environments.
• Ability and willingness to travel.
• Customer focused, Self-motivated, and flexible.
• In-depth knowledge of relevant statutory regulations and industry best practices.
• Experience in construction procurement methodologies.
• Proficiency in MS Office, including MS Project and Excel.
• English is a must and another language (German or Dutch preferably) would be a plus.
