We’re looking for an experienced, high-caliber Asset Manager to join our team in Dusseldorf. As Asset Manager, you’ll join an existing team of Asset Managers who together will cover a diverse portfolio. You’ll be responsible for asset management strategy, lease management, and steering the external property management. You’ll drive the management of our asset portfolio while making great connections and building our local and national relationships. What You’ll Do
  • Implement a sustainable asset management strategy for existing and future assets driven by effective asset management. You can identify the best way to optimize each asset, creating diversified plans, and look for and exploit opportunities to add value in our portfolio and asset management performance.
  • Manage all lettings, renewals, rent reviews, lease surrenders, and associated capital expenditures.
  • Initiate, negotiate, and/or approve commercial terms of leases (new leases, rent reviews, and lease renewals).
  • Be in direct contact with occupiers to understand their business requirements and focus on customer engagement.
  • Track and assess the risk criteria for each asset, spot red flags, and inform the management team of any warning signals that could indicate risk, including health & safety, insurances, payment behavior/insolvency, technical maintenance, liquidity, releasing risk.
  • Collaborate with the Construction and Project Management team to ensure major capex items and (re)development run to plan.
  • Challenge and put forward a recommendation for the annual budgets (lease, capex, and opex assumptions) for each asset as part of the overall business plan for the region, including refurbishments, extensions, and redevelopment. Work with development and finance teams to control and monitor this as part of the business plan.
  • Carry out financial analysis and assist with preparing property budgets and reports, and underwrite all asset management reports.
  • Build and maintain warm, productive relationships with occupiers and local/national advisors to ensure we are top of mind as a preferred business partner.

What You’ll Bring
  • At least five years’ relevant experience in asset management, with a proven track record of adding value in a fast-paced, professional environment.
  • Completed (commercial/real estate) university degree or relevant training in the real estate industry.
  • A genuine interest in real estate and the transformation and growth of this sector, with the ability to identify and act on opportunities.
  • Negotiation skills, assertiveness, and strong service orientation.
  • Great team energy, a hands-on self-starter who works confidently and independently, and collaborates well with others.
  • Fluency in German and English.
  • Strong analytical and financial skills, with the ability to digitize and track data.
  • An independent, solution-oriented approach, adhering to budgets and deadlines.
  • A good network in the real estate market.
