Qualifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling.
• Certifications required by State and Local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing the defect or problem and repairing in accordance with policies, procedures, safety standards, and code requirements.
• Completes the make-ready process to prepare vacant apartments for leasing by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Follows procedures to access and obtain materials from the maintenance department, tracks used inventory, returns unused items, and notifies the supervisor about re‑ordering needs.
• Completes documentation for service requests to ensure accurate tracking and records.
• Maintains grounds and common areas by cleaning, pressure-washing, painting curbs and signage as needed.
• Supports cost-cutting by fixing instead of replacing parts and using tools and materials efficiently.
