Job summary

Greystar is seeking a maintenance technician to ensure community buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, safety, and functionality.

You will diagnose issues, perform repairs, and manage the make-ready process for vacant units, coordinating with vendors and maintaining inventory to stay within budget. The role requires strong customer service and safety awareness.

Responsibilities

• Diagnose the source or cause of defects or problems and perform repairs per policies, procedures, safety standards, and codes.
• Oversee and complete the make-ready process to prepare vacant homes for leasing, including inspections, punch lists, scheduling, and supplies.
• Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by staff to assess policy effectiveness and corrective actions.
• Inspect contractors and vendors to ensure work meets quality, scope, and specifications.
• Maintain inventory of spare parts and coordinate with Community Manager to order supplies within budget.
• Complete monthly preventative maintenance procedures per manual.
• Support cost-control by repairing instead of replacing when feasible and using tools efficiently.
• Lead safety meetings, keep MSDS current, and stay compliant with OSHA and related laws.
• Demonstrate customer service by addressing resident questions and expediting work orders.
