Job summary

Greystar is seeking a Leasing Specialist to coordinate marketing, leasing, and renewal strategies to maximize occupancy and revenue. You will greet prospects, conduct tours, process applications, run credit checks, prepare leases, and ensure a smooth move-in.

You will monitor market conditions, develop marketing plans to sustain occupancy, use OneSite/Yardi for data, inspect show units, and follow up with residents to drive satisfaction and lease renewals.

Qualifications

• Experience in leasing or sales roles within residential property management.
• Strong customer-service orientation and communication skills.
• Ability to implement marketing plans to drive occupancy.

Responsibilities

• Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting prospects, showing apartments, processing applications, credit screening, and lease signing.
• Inspects apartments prior to move-in and coordinates maintenance for move-in readiness.
• Stays informed about market conditions and implements marketing plans to sustain occupancy and adherence to concessions.
• Designs and executes marketing activities to drive traffic, including referrals and employer outreach, using internet tools.
• Uses on-site property management software (OneSite, Yardi, etc.) to track availability, traffic, and resident data.
• Ensures show units meet standards through daily inspections and coordination with maintenance.
• Follows up with prospects and residents to ensure satisfaction and secure renewals.
• Supports lease renewal program with letters and packages and contacting renewing residents ahead of move-out dates.
• Responds promptly to resident/owner concerns and documents requests.
