Colliers is seeking a Senior Building Operator for a commercial office building in Kitchener, ON. You will ensure safe, efficient operation and maintenance of electrical, mechanical, and HVAC systems while supporting tenant needs.

The ideal candidate has 7+ years in commercial building operations, a diploma or certificate in Building Systems or HVAC from an Ontario college, and experience with building automation and safety programs. LEED experience is preferred; overtime may be required.

• 7+ years of progressive commercial building operations experience.
• Diploma or Certificate in Building Systems, HVAC, BES I/II, or related technical field from an Ontario college.
• Knowledge of building mechanical and electrical equipment, building automation systems, HVAC, electrical and plumbing, and preventive maintenance programs.

Responsabilités

• Operate and maintain electrical, mechanical, and HVAC equipment for occupant comfort and safety.
• Perform preventive maintenance and unscheduled repairs on HVAC, mechanical, plumbing, electrical, and life safety systems.
• Maintain cleanliness of machine rooms, electrical rooms, pump rooms, and vacant suites.
• Inspect building and equipment to identify maintenance needs and report to Operations Manager.
• Oversee on-site vendors and ensure safety regulations and internal policies are followed.

This position is for a Senior Building Operator in Kitchener, Ontario

About This Role

We are seeking a Senior Building Operator at King Street West, Kitchener, for a commercial office building. This role is responsible for ensuring that the assigned real estate portfolio is managed and maintained in a safe and environmentally responsible manner while optimizing operational efficiency to the highest standards.

Key Responsibilities

• Operate and maintain electrical, mechanical, and HVAC equipment to ensure occupant comfort and that building systems operate safely and efficiently.
• Perform assigned preventive maintenance duties and carry out unscheduled repairs to HVAC, mechanical, plumbing, electrical, and life safety systems. Report completion of work and/or unusual conditions to the Operations Manager (or designate).
• Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and vacant suites.
• Routinely inspect the building and equipment to identify additional maintenance or repair requirements and report such conditions to the Operations Manager.
• Maintain outdoor air ventilation in accordance with building design and operational guidelines and adhere to filter replacement schedules to ensure proper air quality and efficient operations.
• Respond quickly and efficiently to all tenant and property management requests, including emergency calls.
• Foster and maintain strong tenant relationships through direct engagement.
• Coordinate and oversee on-site vendors to ensure efficient operations.
• Ensure vendors and all on-site personnel adhere to safety regulations and internal policies and procedures.
• Oversee and manage third-party reporting to ensure accuracy and compliance.

What You’ll Bring

• 7+ years of progressive commercial building operations experience.
• Diploma or Certificate in Building Systems, HVAC, Building Environmental Systems (BES I/II), or a related technical field from a recognized Ontario college.
• Knowledge of building mechanical and electrical equipment, building automation systems, HVAC, electrical and plumbing systems, and preventive maintenance programs.
• LEED experience is preferred
• Must be willing to work overtime as required.
• Knowledge of health and safety procedures, including WHMIS, lockout/tagout, fall protection, and mould awareness.
• Proficiency with various software applications and building systems, including Microsoft Office Suite, Microsoft Access, and DDC systems.
• A dedication to providing exceptional service every day.
• Strong verbal and written communication skills.
• Effective time management and organizational skills.
• Proven organizational and multitasking abilities, with a demonstrated capacity to meet deadlines while maintaining ownership and accountability.
• The ability to work both independently and collaboratively as part of a team in a respectful and professional manner.

Approximate Salary Range for Role: $67,629 - $72,000

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
