Job summary

Morguard seeks an Environmental Affairs Specialist to support its environmental management system across North America. You will ensure regulatory compliance, advise stakeholders, and manage environmental programs with a focus on due diligence and risk mitigation.

You will coordinate Phase I/II ESAs, audits, training, and policy implementation, collaborating with operations and external agencies. Fluency in English and French is essential, with a base salary range of CAD 75,000–80,000.

Qualifications

  • Bachelor’s Degree in a relevant field (e.g. Environmental Studies) or equivalent.
  • Minimum of 5 years of relevant experience.
  • Demonstrated experience and knowledge of Canadian and US environmental practices and theories, regulatory policies, programs, legislation, and regulations (e.g., Phase I, II, III ESAs, environmental due diligence, asbestos).
  • Previous project management and/or real estate management experience.
  • Bilingual English and French verbal and written communication skills.
  • Excellent teamwork and collaboration skills.
  • Excellent analytical skills.
  • Ability to professionally work with all levels of the organization.
  • Ability to analyze and synthesize data.
  • Ability to multitask and work in a demanding environment with high levels of expected output.

Responsibilities

  • Environmental Advisory
  • Act as a reliable point of contact for operations, providing guidance on day-to-day environmental issues.
  • Liaises with external environmental regulatory agencies, where necessary, to support investigation and resolution of regulatory issues.
  • Environmental Projects
  • Oversees, manages and tracks specific environmental projects to ensure regulatory and corporate compliance.
  • Coordinates directly or supports other team members’ projects involving asbestos, mould, lead, designated substances, hazardous materials, spills, and other environmental risks.
  • Manages environmental projects from initial scope development through to completion, ensuring deliverables, timelines, budgets and objectives are met.
  • Supports the development, implementation and ongoing review of Morguard’s environmental policies, procedures, and programs.
  • Identifies and escalates environmental risks, project issues and potential cost or schedule impacts to the Manager.
  • Reviews, edits and finalizes technical consultant reports.
  • Environmental Audits
  • Coordinates and oversees environmental activities and required audits of properties to assess compliance with applicable environmental legislation, regulations, permits and corporate requirements.
  • Coordinates with property management and operations teams to gather information, address audit findings and implement corrective actions.
  • Training & Environmental Awareness
  • Develop, create or update existing environmental training and awareness programs, based on regulatory requirements, specific needs or initiatives of the department, and related industry best practices.
  • Monitors changes in environmental legislation and industry best practices.

Where You’ll Add Value

The Specialist, Environmental Affairs is accountable to the Manager, Environmental Affairs in the support, enhancement and promotion of Morguard's environmental management system and related policies, programs and procedures throughout the organization. This role provides environmental support and expertise for all business units within Morguard and its investor clients to ensure overall compliance with applicable regulations, company policies, programs, procedures and relevant industry best practices.

How You’ll Make a Difference
Environmental Advisory
  • A subject matter expert in environmental matters who provides oversight, advice and comprehensive recommendations to all stakeholders at Morguard.

  • Act as a reliable point of contact for operations, providing guidance on day-to-day environmental issues.

  • Liaises with external environmental regulatory agencies, where necessary, to support investigation and resolution of regulatory issues.

Environmental Projects

Annualized Base Salary Range: $75,000-$80,000 CAD.
