Job summary

Morguard, a leading Canadian real estate company with properties across North America, is seeking a Building Manager in Toronto. You will supervise daily operations and coordinate cost-efficient maintenance to ensure uninterrupted building systems.

You will lead maintenance, inspections, tenant relations, budgeting, and emergency response, while overseeing staff development. Minimum 5 years’ experience and knowledge of tenancy rules are preferred. CAD 45,000–60,000 with strong benefits.

Qualifications

  • High school diploma or post-secondary education is an asset.
  • Minimum 5 years of relevant work experience.
  • Good knowledge of MS Office applications.
  • Familiar with Rules and Regulations of the Tenancy Agreement, and have a working knowledge of the Residential Tenancies Act.
  • Up-to-date with City By‑Laws.

Responsibilities

  • Oversees and coordinates building maintenance and repairs to ensure cost-effective operation and timely turnover.
  • Inspects property and coordinates third-party services, ensuring safety and compliance.
  • Prepares, records and distributes documentation for maintenance, HVAC, custodial services, tenant notices, etc.; processes invoices and pays vendors.
  • Serves as primary contact addressing tenant issues and inquiries to sustain occupancy and satisfaction.
  • Prepares weekly, monthly and quarterly reporting for management and budgeting support.
  • Assists tenants with leasing administration procedures and maintains suite availability records.
  • Oversees site staff and training to ensure policy compliance and performance.
  • Responds to after-hours emergencies and coordinates follow-up actions as needed.

Where You’ll Add Value

The Building Manager is accountable to the Property Manager or District Manager for supervision and coordination all daily and periodic activities related to cost-efficient planning and safe maintenance of the residential property to ensure uninterrupted performance of all building systems and programs.

How You’ll Make a Difference

1. Building Maintenance

Oversees, and performs, where required, building repairs and maintenance projects to ensure facility equipment and systems are utilized and maintained in the most cost effective manner; coordinates all suite turnover repairs and cleaning; inspects assigned properties on a regular basis to ensure premises and grounds are maintained at all times in accordance with the existing company policies and procedures; supervises contractors working on‑site; coordinates receipts of quotes from various third‑party service providers and reviews with District Manager.

2. Building Inspections, Security and Health and Safety

Inspects property noting of activities of any unusual nature, reporting to District Manager of anything suspicious; ensures security measures are followed according to company policies and emergency equipment is tested and in compliance with any applicable law or authority; responds to any emergency (e.g., fire, power failure, flood, etc.) and taking action deemed appropriate to the circumstance; reports all insurance claims to the District Manager and Risk Management immediately; inspects and corrects any hazardous situation and informs District Manager and Environmental Affairs immediately; oversees adherence to the company’s environmental and Health & Safety policies, coordinates and participates in investigation of Environmental and Health and Safety incidents, supervises implementation of effective energy management programs.

3. Tenant Notices, Accounts and Documentation

Prepares, records and distributes documentation and correspondences for building maintenance/repairs, HVAC, custodial services, tenant notices, etc.; processes and reviews invoices in a timely manner and matches them to the purchase orders/contracts to ensure accuracy in account coding and proper approvals of documents while following up on any discrepancies to obtain final approval; at some properties, may issue and serve legal notices in relation to non-payment of rent and other issues under RTA, as well as attend tribunal hearings.

4. Tenant Relations

Serves as primary point of contact addressing complex tenant issues and inquiries including collections, rent abatements, tenancy terms and conditions, tenant improvements, etc., to contribute to the tenant retention and satisfaction, and sustain optimum occupancy rates.

5. Reporting and Budgeting

Prepares weekly, monthly and quarterly reporting to provide management with resources that can be relied upon for decision making purposes as well as assists the District Manager with the completion of monthly financial reporting, shared facilities report and annual budget, if required.

6. Marketing and Leasing

At some properties, may assist tenants with various rental and lease administration procedures including showing and renting suites to prospective tenants, issuing lease documents (completing credit, landlord and employment checks) and approves/disapproves tenant applications based on information received, records daily phone calls and traffic, and maintains suite availability records and weekly rentals; monitors advertising and makes recommendations to manager to maintain optimal occupancy.

7. Management and Development of Staff

Oversees, monitors and trains site staff ensuring compliance with company policies and procedures.

8. Emergency On-Call

May need to respond to after‑hour emergencies, alarms or other call outs immediately (e.g. fire, flood, environmental issues, etc.) ensuring appropriate response and follow-up actions are taken according to the circumstances, reporting all insurance claims to the District Manager and Risk Management immediately.

The Expertise You’ll Bring

Annualized Base Salary Range: $45,000-$60,000 CAD.
