Job summary

The City of Calgary is seeking a Senior Sales Agent to manage the sale of City-owned properties, leading due diligence, strategic marketing, negotiation, and regulatory compliance. You will prepare complex terms, present to Council and manage collaborations with internal units and external consultants.

Qualifications

  • A degree in Real Estate or related field OR a real estate designation plus 5 years diversified real estate experience.
  • A real estate designation such as CCIM or SIOR is an asset.
  • Knowledge of real estate practices, regulations, bylaws, terminology and contract law.
  • Strong negotiating skills related to sale of real property interests.
  • Knowledge of planning practices, regulations and policies.
  • Working knowledge of real estate software and government real estate experience is an asset.
  • Excellent communication and interpersonal skills for professional relationships.
  • Proven analytical and time management skills with creative problem solving.

Responsibilities

  • Prepare and negotiate complex terms for real estate transactions with purchasers and Law Department, drafting required documents.
  • Prepare and present detailed reports to Council, Committees, City Management, the public and industry professionals.
  • Conduct due diligence, develop revenue projections, market analysis, and propose disposition strategies.
  • Collaborate with internal business units to align real estate transactions with corporate goals.
  • Create and implement strategic disposition strategies for City-owned land.
  • Establish and leverage partnerships with industry professionals and stakeholders.
  • Determine property values by market data analysis and appraisal where needed, presenting reports.
  • Serve as SME and main contact for real estate matters for internal and external partners.
  • Coordinate with external consultants to maximize property values.
  • Assist in preparation and registration of covenants, easements, caveats and rights of way.
  • Apply Provincial and Municipal Legislation and Policies.

As a Senior Sales Agent, you will be part of a dynamic team of real estate professionals who manage the sale of a diversified portfolio of real estate on behalf of the City of Calgary. You will be responsible for the strategic preparation, marketing, negotiation, and sale of City-owned properties, being mindful of the financial and political risks involved. You will leverage your industry knowledge, expertise, and network through; comprehensive property due diligence, implementation of innovative real estate marketing plans, effective preparation and negotiation of complex real estate transactions, all while ensuring compliance with municipal and provincial legislation and policies. Primary duties include:

  • Prepare and negotiate complex fundamental terms and conditions for various real estate transaction types with prospective purchasers and the Law Department to prepare the required legal documents.
  • Prepare and present detailed technical reports to Council, Committees and City Management as well as the public and industry professionals.
  • Conduct thorough due diligence, develop revenue projections, conduct market analysis, recommend and manage property changes, and analyze hazard assessment reports.
  • Collaborate with various internal business units to ensure corporate alignment of real estate transactions.
  • Create and implement detailed, multi-dimensional and strategic disposition strategies for City-Owned land.
  • Establish, maintain, and leverage partnerships with key industry professionals and interested parties.
  • Determine property values by researching and analyzing market data, applying various valuation methods, procuring an external appraisal when required, and preparing and presenting valuation reports to an administrative committee.
  • Serve as a subject matter expert and as the main point of contact for real estate related matters for internal and external partners as well as represent Real Estate & Development Services at internal and external engagements as required.
  • Coordinate with external consultants such as surveyors, appraisers, environmental consultants as necessary to complete value added work to maximize property values.
  • Assist in the preparation and registration of restrictive covenants, easements, caveats, utility right of ways, and architectural guidelines.
  • Apply Provincial and Municipal Legislation and Policies such as Municipal Government Act, Land Use Bylaw, and Real Property Bylaw.
Qualifications
  • A degree in a Real Estate or a related field OR A professional designation in a Real Estate related field such as a Senior Right of Way Associate (SRWA), Accredited Appraiser Canadian Institute (AACI), or Canadian Residential Appraiser (CRA) plus at least 5 years of diversified real estate experience.
  • A real estate designation such as a Certified Commercial Investment Member (CCIM) or Society of Industrial and Office Realtors (SIOR) membership is an asset.
  • Knowledge of real estate practices, regulations, policies, bylaws, terminology, and contract law as it relates to the sale of real property.
  • Strong and proven negotiating skills related to the sale of real property interests.
  • Knowledge and understanding of planning practices, regulations, and policies.
  • Working knowledge of real estate software and previous experience working in a government real estate setting will be considered assets.
  • Excellent communication and interpersonal skills with the ability to build and maintain professional relationships with partners.
  • Proven analytical and time management skills and the ability to solve complex, unique, and politically sensitive real estate issues. You must bring proven technical expertise and a commitment to initiating and inspiring creative problem solving.
