Job summary

Derby Holdings Ltd. in Saskatoon, Saskatchewan, seeks an experienced Property Manager to oversee day-to-day operations, lease administration, tenant relations, and asset value across its retail portfolio.

You will manage budgets, coordinate capital projects, supervise contractors, and ensure compliance with safety and lease obligations while delivering exceptional property performance and tenant service.

Qualifications

• 5+ years of commercial property management experience.
• Experience managing a shopping centre, retail portfolio, or similar complex property.
• Strong knowledge of commercial leases, operating cost recoveries, budgeting, and property operations.
• Experience preparing and managing operating and capital budgets.
• Proven ability to manage contractors, consultants and capital projects.
• Strong understanding of lease obligations and addressing tenant defaults.
• Excellent communication, negotiation, organization, and problem-solving skills.
• Independent, takes ownership of issues and shows sound judgment; proficient with MS Office.

Responsibilities

• Oversee daily operation and presentation of a shopping centre.
• Maintain property to a high standard, including systems, common areas, parking, landscaping and life-safety.
• Coordinate and supervise contractors, service providers, and property staff.
• Obtain proposals and negotiate contracts and pricing where appropriate.
• Respond to operational issues, emergencies, tenant concerns, and maintenance needs.
• Monitor compliance with legislation, safety standards, and property policies.
• Develop and maintain strong tenant relationships and manage lease-related matters.
• Prepare and manage annual operating and capital budgets.
