Role Description

Equium Group is seeking a Senior Residential Property Manager to oversee the daily operations, maintenance, and tenant relations across a portfolio of residential properties. This role requires strong leadership, attention to detail, and a commitment to delivering exceptional service to residents and property owners.

Key Responsibilities

• Provide leadership and guidance to a team of property managers, offering mentorship and assisting with escalated tenant or property issues as required.
• Manage day-to-day operations of residential properties, ensuring a high standard of maintenance, safety, and cleanliness.
• Coordinate and supervise maintenance and repair work, including hiring and managing contractors.
• Respond to tenant inquiries, service requests, and concerns promptly and professionally.
• Oversee lease agreements, including renewals, negotiations, and move-in/move-out processes.
• Approve vendor invoices and ensure work is completed to standard and within budget.
• Conduct regular property inspections and identify areas for improvement.
• Maintain strong relationships with property owners, providing regular updates and performance reports.
• Ensure timely rent collection and manage arrears, including legal follow-up if necessary.
• Handle security deposit reconciliations and move-out inspections.
• Coordinate capital improvement and renovation projects.
• Ensure compliance with local, provincial, and federal regulations, including the Residential Tenancies Act.
• Provide support and coverage for other portfolios when needed.

Qualifications and Skills

• Minimum 5+ years of progressive experience in residential property management.
• RECA (Real Estate Council of Alberta) license required.
• Post-secondary education in Property Management, Business Administration, or a related field.
• Certified Property Manager (CPM), Real Property Administrator (RPA), or equivalent designation is an asset.
• Strong knowledge of the Residential Tenancies Act and relevant housing legislation.
• Proven experience managing vendor contracts, budgeting, and financial reporting.
• Experience overseeing renovations, capital projects, and preventative maintenance programs.
• Proficiency in property management software and Microsoft Office Suite.
• Valid driver’s license and reliable transportation
• Exceptional leadership and team management skills.
• Strong interpersonal and communication abilities for tenant and owner relations.
• Highly organized, with the ability to manage multiple properties and priorities effectively.
• Problem-solving mindset with keen attention to detail.
