Qualifications

Job description

Take ownership of a growing multifamily portfolio and help build the in-house property management platform for a private Vancouver real estate company.

Your New Employer

Based in Vancouver, our client is a privately owned multifamily real estate company that has grown steadily since acquiring its first apartment building over a decade ago. The company has built a portfolio of more than 700 units across British Columbia through a disciplined value-add approach. With future acquisitions in the horizon, the business is entering its next stage of growth.

Your New Role

Reporting directly to senior leadership and working closely with the finance team, the Senior Property Manager will lead the day-to-day operation of the residential portfolio and help build a consistent, fully integrated property management platform. You will own property budgets, capital and turnover planning, portfolio performance, tenant matters and the oversight of building managers across the portfolio.

You will set clear expectations for site teams, delegate work, monitor performance and hold Building Managers accountable to consistent operating standards. The role will also manage contractors, negotiate pricing, review the quality of completed work and maintain professional relationships with vendors. Regular property visits will be required, along with independent problem solving and sound judgment about which matters warrant escalation to senior leadership.

A major focus will be vacancy, leasing and unit turnover efficiency. You will ensure upcoming vacancies are marketed promptly, oversee applicant intake and onboarding, and work within established budgets and timeframes.

You will also lead tenancy compliance and enforcement under the British Columbia Residential Tenancy Act. This includes rent collection, notice administration, RTB filings, dispute resolution and complete, timely documentation.

What Sets You Apart

You bring at least five years of multifamily property management experience, ideally with responsibility for a portfolio of 300 or more homes. Experience within a larger, process-driven organization would be valuable, as the company wants to apply strong operating disciplines while building its own internal platform. You also have a strong understanding of the British Columbia RTA and RTB procedures.

You are a confident leader who can be fair but firm with tenants, building staff and vendors. You set boundaries, make decisions and follow established processes.

This is a small team, so you are comfortable learning independently and adapting when there is no internal specialist to rely on. You welcome direct feedback and use it to improve your work. Strong general technology skills are important, including comfort with property management software and tools such as Excel and Asana. Experience with Yardi, AppFolio or DoorLoop would be an asset. A valid British Columbia driver's license and reliable vehicle are required for regular site visits.

This is one of the most important operating roles in the company and offers meaningful influence over how the portfolio is managed as it grows. You will collaborate closely with internal teams and have the mandate to improve systems, strengthen site-level accountability and support the gradual transition of the portfolio to in-house management.

This is a close-knit, entrepreneurial environment based in the company's downtown Vancouver office and requires regular travel to properties throughout the portfolio. The successful candidate can expect both the autonomy and visibility that come with joining a lean, growing organization.
