Responsibilities

Reporting to the Accounting Manager, the Property Accountant will :

  • Provide accurate financial information, ensuring professionalism and integrity.
  • Prepare monthly and quarterly financial statements per company policies.
  • Perform high-level analysis, recognize material variances, and adjust accordingly.
  • Review and reconcile balance sheet accounts, ensuring completeness and accuracy.
  • Understand property revenues and expenditures, including accruals.
  • Communicate material issues promptly and effectively.
  • Review and approve leases, ensuring accurate setup and interpretation of lease terms.
  • Maintain organized and professional files on shared drives.
  • Manage tenant recoveries and operating cost calculations using Yardi.
  • Monitor cash flows, ensure timely distributions, and reconcile HST.
  • Compile audit documentation and support annual property audits.
  • Handle year-end adjustments, tenant billings, and capital / lease costs.
  • Assist with property budgets, reforecasts, and acquisition / disposition activities.
  • Communicate professionally with internal and external stakeholders.
  • Support other departments with reconciliations and financial analysis.
  • Contribute to process improvements and efficiency initiatives.
  • Perform complex tasks independently, demonstrating leadership and mentorship.

Qualifications

  • Qualified or enrolled CPA or equivalent experience in full-cycle property accounting.
  • Minimum 5 years of commercial / retail property accounting, including supervising staff.
  • Experience in retail property accounting is an asset.
  • Effective communication skills, both oral and written.
  • Strong organizational and multitasking abilities.
  • Decisive problem-solving skills.
  • Proficiency in Excel, Word, and other Microsoft Office tools; knowledge of Yardi is a plus.
