Qualifications

Job Description

Overview:

The Sales Manager leads a high-performing sales team to exceed targets in sales volume, margin, and business plan goals. They manage strategic inventory (pre-sale and spec homes), develop pricing strategies, and maintain strong relationships with internal teams and external partners.

This role ensures the Brookfield Residential brand and value proposition are effectively communicated across customer segments. The Sales Manager collaborates with operations on product development, show homes, and customer care, while also providing market insights and sales forecasts.

As a key member of the Alberta Sales leadership team you work together to align sales processes, manage compensation and training programs, and support cross-functional initiatives. They coach the sales team and play a vital role in delivering an exceptional customer experience from initial contact through post-move-in support.

KeyDeliverables:

  • Accountable for achieving and exceeding sales volume, margin, and business plan targets through strategic planning and execution.
  • Builds, trains, and coaches a high-performing sales team; oversees recruitment, compensation, and performance development across Alberta.
  • Manages strategic inventory, including pre-sale, spec, and just-in-time homes, while developing pricing strategies such as premiums, value packages, and anchor management.
  • Ensures a seamless and exceptional customer journey from initial sales through post-move-in, addressing escalations and incorporating feedback to enhance the experience.
  • Collaborates with Product Development, Interior Design, Operations, and Communities teams to align offerings with market demand and streamline operational efficiency.
  • Analyzes market trends and the competitive landscape to inform pricing, product positioning, and strategic decision-making.
  • Builds and maintains strong relationships with realtors, lenders, developers, and third-party service providers to support and enhance sales initiatives.
  • Oversees CRM systems, manages the sales funnel, and ensures accurate, timely reporting to support forecasting and data-driven decisions.
  • Promotes and ensures consistent delivery of Brookfield’s brand experience and value proposition across all customer segments.
  • Influences product development to ensure market alignment and partners with marketing to execute effective, sales-driven campaigns.

What You Bring:

  • Proven leadership with strong organizational and team development skills.
  • Customer-focused coach with a track record of delivering exceptional experiences.
  • Post-secondary education in business, commerce, communications, or a related field preferred.
  • 10+ years of experience in residential sales, sales management, or real estate.
  • Strong communicator with a history of driving sales through influence and relationships.
  • Skilled in conflict resolution and maintaining professionalism in challenging situations.
  • Strategic thinker with solid business acumen and analytical capabilities.
  • Comfortable with ambiguity and complexity; adaptable and solutions-oriented.
  • Innovative mindset with a commitment to continuous improvement.
  • Proficient in Microsoft Word and Excel; experience with Salesforce and NewStar Sales is an asset.
