Universal Realty Group in Halifax, NS is seeking a Residential Property Manager to lead day-to-day operations of our multi-residential portfolio. You will ensure properties are maintained, tenants supported, and budgets managed efficiently while empowering on-site staff.

This hands-on leadership role requires strong people skills, budgeting, and knowledge of building systems. Yardi experience is a plus; commuting to sites will be required.

Qualifications

• 5+ years of management experience in multi-residential settings.
• Strong leadership in a fast-paced property management environment.
• Familiarity with building systems (HVAC, sprinklers, envelopes).
• Excellent budgeting, financial reporting, and analytical skills.
• Proficiency in MS Office; Yardi experience is an asset.
• Excellent communication, organizational and problem-solving abilities.
• Valid driver's license and reliable vehicle.

Responsibilities

• Property and operations management for multi-residential properties.
• Oversee daily operations, ensuring cleanliness, safety, and upkeep.
• Coordinate maintenance with internal teams and vendors.
• Ensure units are rent-ready and minimize vacancy times.
• Conduct regular property inspections and identify improvements.
• Monitor compliance with building codes and safety standards.
• Lead on-site staff, providing coaching and recognition.
• Deliver excellent resident service and resolve concerns.
• Develop and monitor property budgets and financial reporting.
• Prepare and analyze financial reports using Yardi.
• Oversee rent collection and address arrears efficiently.

Position Overview

We’re looking for a Residential Property Manager to lead the day-to-day operations of our residential portfolio located in the heart of Halifax, NS. You'll be responsible for ensuring properties are well-maintained, tenants are supported, finances are managed efficiently, and staff are empowered to succeed. This is a hands-on leadership role requiring a balance of operational know-how and people skills.

Key Responsibilities

• Property & Operations Management
• Oversee the daily operations of multi-residential properties, ensuring they are clean, safe, and well-maintained
• Manage maintenance issues in collaboration with internal teams and external vendors
• Ensure units are rent-ready and minimize vacancy times through efficient leasing practices
• Conduct regular property inspections and identify improvement opportunities
• Monitor and maintain compliance with all building codes and safety standards
• Lead, mentor, and support on-site property staff to foster a positive team environment
• Deliver exceptional service to residents, resolving concerns with professionalism and care
• Promote employee development through ongoing coaching and recognition
• Develop, manage, and monitor property budgets
• Prepare and analyze financial reports using Yardi software
• Oversee rent collection processes and address arrears efficiently
• Establish and maintain strong relationships with contractors and service providers
• Approve work orders, invoices, and service agreements
• Ensure services are cost-effective and meet quality expectations

Compliance & Administration

• Stay up to date with relevant safety, labor, and housing regulations
• Maintain accurate property, staff, and tenant records
• Contribute to the successful launch and onboarding of new residential properties

What You Bring to the Role

• 5+ years of management experience; multi-residential property management experience is an asset
• Proven leadership experience in a fast-paced property management setting
• Familiarity with building systems such as HVAC, heating, sprinklers, and building envelopes
• Strong budgeting, financial reporting, and analytical skills
• Proficiency in Microsoft Office (Word, Excel, PowerPoint); Yardi experience is an asset
• Excellent communication, organizational, and problem-solving abilities
• Valid driver's license and reliable vehicle required
