Base pay range
CA$50,000.00/yr - CA$60,000.00/yr
We are looking for an experienced Residential Building Maintenance Technician to assist in our residential portfolio in Vancouver or Surrey. In your application, please clarify in your application which location(s) you are interested in working in.
As this role is working in the residential setting, the candidate must complete a satisfactory criminal record check as they will be entering residents' homes.
The day to day may include the following: troubleshooting toilets, dishwashers, painting suites or common area spaces for general upkeep maintenance.

Responsibilities
The responsibilities of this position will include, but not be limited to, the following:
- Maintain a visible, professional (friendly/courteous) presence at the property to promote positive tenant relationships; respond to tenant inquiries and requests in a timely manner.
- Communicate in a strong active listening and open-ended questioning skills to resolve problems
- Assist tenants and potential tenants through the unit takeover, possession and vacating process.
- Inform and coordinate with the Property Manager(s) on any tenant issues.
- Ensure the health, comfort, and safety of all tenants and visitors to the property.
Property Maintenance and Repair
- Perform daily inspections and regular preventive maintenance of mechanical systems and life safety systems; maintain and operate various building management systems and equipment – as scheduled.
- Ensure all common and adjacent public areas are clean, free from litter, and in a good state of repair at all times.
- Minor carpentry, electrical (light bulbs/tubes), drywall repair, flooring repair, framing, plumbing repairs, will be required, as will snow removal/salting, painting (minor), and power washing.
- Fit and install trim items such as doors, stairs, moulding and hardware.
- Drain cleaning, fixture installations, and plumbing installation and retrofits
- Be aware of all shut off valves to ensure that water can be shut off quickly if required.
- Monthly generator testing (weekend schedule may be required).
- Vacant suite maintenance and touch ups as per established quality standards in preparation for leasing.
- Ensure all pertinent municipal/provincial/federal regulations within the building are followed including permits and licenses, zoning and by-laws, fire and safety codes, operating codes (elevators, electrical, mechanical, structural, etc.)
- Perform on-call emergency maintenance and repairs as required.
- Oversee security, fire prevention, and other safety systems
- Provide recommendations on major repairs and purchases to the Property Manager
- Cleaning (day to day, monthly and annual)
- Collect and remove garbage and recyclable materials and ensure the safe disposal of hazardous waste
- Ensure common areas are clean
- Clean external areas such as entranceways, sidewalks and parking lots using manual and power brooms, rakes, shovels and other equipment to remove dirt, leaves, snow and other refuse as required
- Perform minor gardening and lawn maintenance tasks such as mowing, weeding, pruning and watering as required
- Responsible for opening and closing sites
Administration
- Maintain an adequate supply and accurate inventory of all materials and equipment necessary for the smooth operation of the property at all times. Ordering supplies as required.
- Prepare and manage preventive maintenance inspections and reports.
- Ensure employee and contractor compliance in maintaining all building management documentation, including, but not limited to, key and access card management, storage facility and parking assignments, rooftop access, incident documentation, health and safety recordkeeping and reporting.
- Complete all required paperwork as assigned, such as daily logs and monthly operational reports, in a timely and accurate manner.
- Data collection, documentation and reporting including: Maintaining records of all activities involving the residential and commercial tenants; operating cost tracking for repair and work planning; and complete and maintain related records such as maintenance logs and security incident reports
Contractor Management
- Obtain quotes from contractors for the review by the management team.
- Ensure trades are compliant with WorkSafeBC regulations and insurance requirements.
- Coordinate and ensure contractors arrive and complete their work as defined in their contract.
- Provide access and building orientation to contractors working in the building.
Other Duties
- Be on-call after hours for any emergency at assigned properties.
- Other tasks, duties and special projects as directed by the Property Manager(s) or designate(s) as required.
- The above is a basic list of duties and is not meant to be comprehensive; other tasks, duties and special projects may be assigned by management. Hardhat, steel toed boots and any other pertinent safety equipment required.
Qualifications
To be successful in the Building Maintenance position, an individual must be committed to the ongoing demonstration and development of the following:
Education and Experience
- Minimum two (2) years residential property maintenance service experience.
- Experience in building management and mechanical systems (Tenant Services systems such as Angus Anywhere, DDC, HVAC, elevator equipment, lighting control systems, etc.).
- Comfortable using a smartphone (iPhone, Android, or similar) and generally proficient in Microsoft Office applications, particularly in Microsoft Outlook, Excel, and Word.
- Fluent in English, both spoken and written; fluency in another language would be an asset.
- A valid driver’s license and clean drivers abstract is required.
- 4th or 5th class power engineering ticket is an asset
- Knowledge and understanding of the Residential Tenancy Act is an asset
- Detail oriented with exceptional analytical, problem-solving, and decision-making capabilities.
- Ability to take responsibility for all actions and decisions and to follow through until a resolution is obtained.
- Ability to work efficiently under pressure and maintain a calm focus.
- Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team.
- Excellent organization and time management skills with the ability to complete work in a timely manner.

- Knowledge of operations procedures and general maintenance (plumbing, electrical, gas, painting, drywall, carpentry).
- Ability to problem solve with critical thinking to find source of leak, and determining the issue and resolution
- Knowledge of Occupational Health and Safety practices; able to follow safe work procedures to keep self and others safe while operating various power and hand tools, as well as handling hazardous chemicals (if required).
- Ability to spend up to eight hours walking, standing, climbing stairs, lifting, etc.
- Ability to perform physical work including bending, kneeling, pushing, pulling and lifting up to 50 pounds.
- Available to work evenings, weekends, and on-call as may be required.
