Job summary

Mainline Living Property Management in St. Catharines, Ontario, is seeking a Residential Maintenance Technician to perform day-to-day maintenance and repairs across our rental communities.

The role includes responding to resident requests, inspections, and coordinating with subcontractors to ensure safety and quality of work. The position is full-time, typically Monday–Friday 8:30 am–5:00 pm, with potential after-hours work for emergencies.

Qualifications

• 3+ years of experience in residential property maintenance or a related field.
• Hands-on experience with general building maintenance and repairs (painting, carpentry, plumbing, HVAC, electrical).
• Experience coordinating with third‑party trades and contractors.
• Strong communication and interpersonal skills.

Responsibilities

• Respond to resident maintenance requests and complete work orders promptly and professionally.
• Conduct regular property inspections to identify maintenance needs.

The Residential Maintenance Technician is responsible for performing day-to-day maintenance and repairs to ensure our residential communities are safe, clean, functional, and well maintained. This hands‑on role performs regular property inspections and a variety of interior and exterior maintenance, including basic plumbing, electrical, carpentry, painting, appliance repairs, and building system monitoring. The Technician also coordinates with and monitors third‑party contractors and responds to resident maintenance requests and property emergencies as required.

This position is full‑time, primarily Monday to Friday from 8:30 am to 5:00 pm, and is based in St. Catharines, Ontario. Occasional after‑hours emergency response, evenings, weekends, or overtime may be required based on business needs. The anticipated start date for this role is November 1st.

Key Responsibilities

• Respond to resident maintenance requests and complete work orders in a timely, professional, and courteous manner, escalating matters outside the scope of the role to the appropriate property management team member.
• Conduct regular inspections of properties to identify maintenance needs and areas requiring improvement.
• Perform general interior and exterior maintenance and repairs, including basic plumbing, electrical, carpentry, drywall, painting, caulking, flooring, appliance and fixture repairs.
• Monitor and troubleshoot building systems, including HVAC, mechanical, water, sewer, and emergency systems, escalating or coordinating specialized repairs as required.
• Complete maintenance and minor repairs associated with suite turnovers to ensure units are ready for incoming residents.
• Support the ongoing upkeep of building exteriors and grounds, including seasonal maintenance, snow and ice removal, landscaping‑related tasks, and general property cleanliness.
• Ensure compliance with applicable building codes, health and safety requirements, and regulatory standards, including maintaining required inspection and safety documentation.
• Coordinate with and monitor third‑party trades and contractors to ensure quality work, timely completion, and adherence to contract specifications.
• Procure necessary materials, equipment, and supplies for maintenance tasks and manage inventory to ensure availability when needed.
• Respond appropriately to property emergencies, including fire, power failure, flood, alarms, and other urgent maintenance situations.
• Perform cleaning of suites and common areas as required.
• Maintain accurate records of all maintenance work, including work orders, inspections, and contractor performance evaluations.
• Collaborate with property managers and other personnel to coordinate maintenance tasks effectively and ensure that all stakeholders are kept informed of maintenance activities.

Qualifications and Experience

• 3+ years of experience in residential property maintenance or a related field.
• Hands‑on experience with general building maintenance and repairs, including basic painting, carpentry, plumbing, HVAC, and electrical work.
• Experience coordinating and working with third‑party trades and contractors.
• Strong communication and interpersonal skills, with the ability to effectively communicate with contractors, residents, and team members.
• Strong problem‑solving and troubleshooting skills, with the ability to identify maintenance issues and determine appropriate solutions or escalation.
• Ability to work independently and as part of a team, with the flexibility to adapt to changing priorities.
• Strong attention to detail, with the ability to maintain accurate records and effectively manage maintenance supplies, tools, and inventory.
• Knowledge of building codes and safety regulations.
• Familiarity with property management software is a plus.
• Ability to climb ladders, work comfortably at heights, stand for extended periods, and perform the physical requirements of the role, including lifting, pushing, pulling, and moving up to 100 lbs.
• Must possess a valid driver’s licence and have access to a properly registered and insured vehicle.

Education

• High School Grade 12 Diploma or equivalent.
• Considered Assets: Construction safety courses (CSTS, First Aid, Fall Arrest, etc.), technical degree, or certification.
