ABOUT THE POSITION
The Regional Marketing Manager is a key member of the Sales & Marketing team who designs and implements marketing strategies and tactics in support of achieving leasing targets in the Toronto and Ottawa regions. They thrive in a demanding, fast-paced entrepreneurial environment and possess strong analytical and communication skills. The role is responsible for overseeing and managing all marketing activities with the goal of increasing deal volume and suite occupancy.
The objective is to build a competitive advantage by delivering a Best in Class customer experience from resident acquisition to retention. They provide leadership and direction in the implementation of marketing and customer relationship management strategies and initiatives. They leverage their expertise to drive results by effectively communicating, sharing information, learnings, and knowledge with the Leasing & Operations Teams. As an expert, they provide advice and guidance on marketing initiatives, as well as working closely with key business partners to understand business initiatives and developments and effectively plan and integrate execution activities.
KEY RESPONSIBILITIES
- Build and maintain close working relationships with Regional Leasing and Operations, National Operations, National Marketing, Revenue Management, Asset Management, and other supporting teams to understand, align, & integrate initiatives in marketing, advertising, leasing, and resident engagement activities in the portfolios and at the properties.
- Develop annual Regional marketing plans & budgets, lead their implementation & execution to deliver on financial results and Key Performance Indicator (KPI) goals.
- Develop, maintain, and execute marketing strategies for each building in the portfolio, targeting lead quality and lead-to-deal KPIs .
- In collaboration with the Regional Sales and Marketing Analyst, continuously assess and optimize the effectiveness of advertising and channel selection to improve ROI.
- Design and implement internal marketing campaigns and contests to drive leasing team motivation, productivity, efficiency in deal generation and achieving sales targets
- Assist in establishing and overseeing high-level design language, visual identity, key messaging, brand voice, and tonality, ensuring compliance with brand guidelines.
- Maintain close working relationships with key business partners, to understand and influence business strategies, priorities, and direction; ensure business objectives can be realized through effective sales focused marketing plans.
Sales Focused Marketing :
Perform regular site visits conducting “street-to-suite” reports and oversee on-site marketing presence at buildings.Participate in regular meetings with Leasing Team Leads to review strategies, goals, results, and opportunitiesMaintain all advertising listings, ensuring that pricing, incentives, and content are currentCoordinate completion of quarterly market and pricing surveys, and organize competitive mystery shopsIdentify local strategic marketing and advertising opportunities for individual communities and nodesOversight and creation of blog and email newsletter including editorial calendar and contentDevelop and / or source, manage inventory, and coordinate supply of appropriate marketing collateral, promotional items, and swag for sales & marketing initiatives.Establish and maintain strong day-to-day vendor relationships, ordering, maintaining Payscan current, communicating project timelines, deliveries, and installations as neededCreative and production of in-house video, collateral graphic design, layout, and illustrationCampaign content creation, ensuring consistency of brand presentation across all traditional and digital marketing platformsMonitoring and reporting on campaign and advertising results and efficiency / ROIManagement of traditional and digital marketing campaigns (paid and organic) across all channels, including :Website / ILS / Online Presence
Manage Rentsync platform and Internet Listing Service (ILS) updates; coordination, communication, and ensuring accuracy of informationWebsite and microsite maintenance, information audits, pricing adjustments, and ensuring accuracy of informationManage Lead Management System; call tracking, email trackingKijiji My Business; execution of weekly / monthly bump up and top ad schedulesDigital Marketing
Overall oversight of Digital Management StrategyManage paid and organic social media strategiesSocial media post creation & scheduling, including messaging, image creation, and preparationSocial media feedback monitoring & triagingPPC campaignsDisplay advertising campaignsEditorial campaignsEmail newsletter and eblast content creationEmail contact list maintenanceBlog writing and editing; ensuring posts are distributed according to social calendar schedulingResident Services, Community Partnerships & Event Management :
Ensure resident communication boards are consistent across properties, concise, relevant, presentable, and up to datePlan, coordinate, and implement Sales & Resident communications, events, and activities, collaborating with Community Liaisons were appropriate and managing the resident events budgetInitiate and grow community partnership programs, building and maintaining community partnership relationshipsIdentify internal and external event opportunities, develop event promotion & execution plans.REQUIREMENTS
Education and Experience :
University or post-secondary education required, preferably in Marketing or Business.3-5 years of experience in a real estate marketing environment preferredSupervisory and / or coaching experience required.Exposure to leasing / marketing / sales in a multi-residential or other related industry asset class is preferable.Proficiency in Microsoft Office (Word, Excel, Outlook and PowerPoint) required. Knowledge of Yardi and Adobe Creative Suite would be an asset.Experience with internet listing site marketing is an asset.Qualifications :
