Job summary

FirstService Residential Canada in Vancouver is seeking a Regional Director, Strata Operations to lead a small team of Strata Managers while maintaining a curated client portfolio. You will drive client satisfaction, employee retention, and continuous service improvements through coaching, governance, and financial oversight.

The role requires BC FSA license, 5+ years managing strata portfolios, and 3+ years leading a team of at least eight managers.

Qualifications

• BCFSA license to provide strata management services.
• 5+ years managing diverse strata portfolios (high-rise, mixed-use, new developments).
• 3+ years leading a team of property managers (min 8 professionals).
• Track record of leading operational initiatives beyond status quo.
• Experience handling difficult council relationships and complex situations.
• Strong financial acumen: budgets, property financial health, fee discussions.
• Post-secondary education in business or real estate (preferred).
• Experience recruiting, hiring, training, and mentoring strata managers (preferred).

Responsibilities

• Manage a team of Strata Managers, ensuring balanced workloads and development.
• Optimize revenue potential while preventing burnout by strategic property assignments.
• Step in to manage properties, attend council meetings, and handle escalated concerns.
• Collaborate with internal support teams to ensure seamless service delivery.
• Drive portfolio profitability and pricing strategies.
• Own high-risk client relationships and mitigate risks.
• Track client feedback and drive action plans to improve service and NPS.
• Provide training on governance matters and industry best practices.
• Represent the company at industry events and support internal training.
