Job summary

Aplin is seeking an Intermediate Real Estate Conveyancer to own files in a busy downtown residential practice. You will manage a varied caseload of ~30 active files per month, including new construction purchases and residential lot transfers, while coordinating with buyers, builders, lenders, and agents.

You will run your own desk with minimal supervision, ensuring accurate documentation, title checks, and timely closings. This role offers growth within a collaborative team.

Qualifications

  • 5–8 years of hands-on residential conveyancing experience including builder/developer files.
  • Strong knowledge of AB conveyancing procedures.
  • Ability to manage your own desk and prioritize deadlines without constant supervision.
  • Attention to detail with skill in resolving title or contractual issues early.
  • Professional communication with clients and external partners.

Responsibilities

  • Own a varied caseload of ~30 active files per month, including presales and standard purchases.
  • Independently steering residential conveyances from offer to closing.
  • Prepare and scrutinize agreements, statements of adjustments, and financing documents.
  • Perform title, tax, and corporate searches and resolve defects or encumbrances.
  • Coordinate among buyers, builders, lenders, and real estate agents.
  • Oversee closing, registrations, post-closing reporting, and trust accounting.
  • Support colleagues during spikes in volume to maintain workflow.

Job description

Our client, a well-established downtown firm with a thriving builder/developer practice, is seeking an Intermediate Real Estate Conveyancer who is ready to step into a file-owning role. We're looking for someone withexperience under their belt and can manage a busy residential conveyancing desk with confidence and minimal supervision. You'll be supported by a collegial team of seasoned professionals, but you'll be expected to run your own files, exercise sound judgment, and deliver results in a high-volume environment. If you have 5–8 years of hands‑on experience and are looking for a firm that will value your skills while offering room to grow, this is the role for you.

What You’ll Be Doing

You will take ownership of a varied caseload of approximately 30 active files per month, split between new construction purchases and residential lot transfers. Your day-to-day will include:

  • File Management: Independently steering residential conveyances from offer to closing, including presales and standard purchases.
  • Documentation: Preparing and scrutinizing all agreements, statements of adjustments, and financing documents.
  • Due Diligence: Performing comprehensive title, tax, and corporate searches, and proactively resolving any defects or encumbrances.
  • Stakeholder Coordination: Acting as the central hub for communication among buyers, builders, lenders, and real estate agents.
  • Closing & Reporting: Overseeing final payouts, registrations, and post-closing reporting with precision.
  • Trust Accounting: Handling trust transactions and ensuring all monetary aspects align with regulatory standards.
  • Team Contribution: Stepping in to assist colleagues during spikes in volume, ensuring the team's collective workflow remains smooth.
What You Bring to the Table

This role is for a conveyancer who has moved beyond the learning curve and is ready to operate with confidence:

  • Experience: 5–8 years of hands‑on residential conveyancing experience, with direct exposure to builder and developer files.
  • Technical Know‑How: A thorough grasp of ABconveyancing procedures.
  • Independence: The ability to manage your own desk and prioritize competing deadlines without constant supervision—you've done this before.
  • Problem‑Solving: A sharp eye for detail and the judgment to identify and resolve title or contractual issues early, before they escalate.
  • Communication: A professional, approachable manner with clients and external partners.
  • Commercial Edge: While not required, any background in commercial transactions will distinguish your application.

Compensation

The salary range for this role is $65,000–$85,000, commensurate with your level of experience and proficiency.
