Job summary

Anthem Properties Group in Calgary seeks a highly organized multifamily Property Manager to oversee day-to-day operations across assigned assets, focusing on financial performance, compliance with Residential Tenancy Act, and portfolio growth.

You will lead onsite teams, manage budgets and rent performance, coordinate maintenance and vendor relations, and collaborate with Asset Management and Development to implement systems and SOPs, including Yardi and RentCafe, to scale operations.

Qualifications

• Minimum 5–8 years of experience managing multiple multifamily residential properties.
• Proven budgeting, forecasting, and variance analysis skills.
• Proficiency with property management software and MS Office suite.

Responsibilities

• Oversee day-to-day operational, financial, and regulatory performance across assigned multifamily assets.
• Prepare, manage, and reforecast operating and capital budgets; monitor monthly financials with leadership.
• Maintain rent rolls, oversee leasing, renewals, and vacancy management to optimize revenue.
• Ensure compliance with Residential Tenancy Act, including notices and dispute resolution processes.
• Lead rent collection, arrears management, and enforcement in line with laws and standards.
• Recruit, train, and manage onsite teams, fostering accountability and customer service.
• Conduct regular property inspections to identify issues and safety risks.
• Manage vendor relationships: procurement, contracts, performance, and bids.
• Oversee preventative and corrective maintenance to protect asset integrity.
• Contribute to capital planning with asset improvement evaluations and execution.
• Support onboarding and stabilization of new properties and operational setup.
• Partner with Asset Management, Accounting, Development, Marketing for reporting.

This role blends hands‑on operational leadership with strategic contributions to systems, processes, and portfolio expansion initiatives. The successful candidate will bring strong financial, operational, and compliance expertise, along with the ability to take on project‑based work in a growing, evolving environment.

You will

• Oversee day‑to‑day operational, financial, and regulatory performance across assigned multifamily assets.
• Prepare, manage, and reforecast annual operating and capital budgets; monitor monthly financial performance and variances in collaboration with senior leadership.
• Maintain accurate rent rolls and oversee leasing performance, renewals, and vacancy management to optimize revenue.
• Ensure full compliance with the Residential Tenancy Act, including notices, documentation, and dispute resolution processes.
• Lead rent collection, arrears management, and enforcement actions in alignment with legislation and company standards.
• Recruit, train, and manage onsite teams, fostering accountability, strong customer service, and professional development.
• Conduct regular property inspections to identify operational issues, safety risks, and improvement opportunities.
• Manage vendor relationships including procurement, contract negotiation, performance monitoring, and competitive bidding.
• Oversee preventative and corrective maintenance programs to ensure asset integrity and resident satisfaction.
• Contribute to capital planning, including identification, evaluation, and execution of asset improvement initiatives.
• Support onboarding and stabilization of new properties, including process implementation and operational setup.
• Partner with internal teams (Asset Management, Accounting, Development, Marketing) to support business objectives and reporting requirements.
• Participate in development and refinement of systems, SOPs, and technology tools (e.g., Yardi, RentCafe) to improve efficiency and scalability.
• Monitor market conditions and collaborate on pricing and revenue strategies to maximize asset performance.
• Provide responsive support for urgent operational matters and contribute to continuous improvement initiatives across the portfolio.

You have

• Minimum 5–8 years of experience managing multiple multifamily residential properties.
• Proven financial acumen, including budgeting, forecasting, and variance analysis.
• Experience leading teams and managing performance in a multi‑site environment.
• Proficiency with Yardi, RentCafe, MIQ and Microsoft Office Suite.
• Strong organizational, communication, and documentation skills.
• Ability to manage multiple priorities and contribute to project‑based initiatives.
• Valid driver’s license and access to a vehicle.
